So this is office product number two announced since we heard about the lack of new product coming online to meet demand. Well, three if you count the office building at central market in Uptown. But, a lot of new towers have been announced of late, impressive since we keep hearing that this cycle is done.

I walked down to Victory Park this morning/early afternoon and was surprised at all the people that were patronizing the businesses. It actually had some type of energy.

I also seen someone who I assume to be a part of the redevelopment of Victory Park, talking to someone about the new restaurants that are going to open in VP. I know for sure he said a Chipotle is going in and some other places...which I’ve never heard of and sadly I forgot the names. Things seem to be looking up for VP and it makes me hella excited.

You know VP turned the corner if Chipotle wants to move in. I expected them to return downtown at some point and I was hoping it would be inside the loop, but this makes sense.

Yeah, VP has greatly improved since the last time I was there and it shows. I’m sure many other businesses will start to follow. Especially, when the new residential tower gets built. BTW the streetlights had banners that said “SoVi”. I was like what the hell...what’s with the acronyms?! I just can’t get myself to say “South Victory” let alone “SoVi”. Ewww...lol :lol:

Thanks for the positive update. It's very surprising to hear there was some activity considering it's a Tuesday during the day.

I really think the Stars getting so deep into the playoffs really helped bring a TON of people out to the area at just the right time. So many people were telling me they went there to watch the games and were shocked at how much there was to do in VP now.

I think this is a very accurate take - it was interesting to see the crowds that the stars brought both for games and for watch parties during the away games. It's always happened but I've never seen it at this scale and of course at this length due to their playoffs success. Definitely helped showcase what Victory has to offer. Hell, just Hero alone has boosted the liveliness of the area significantly.

Now that you mention it, that makes a lot of sense. The good weather we’re having I’m sure is helping as well. Many of the restaurant patios were pretty full this afternoon too.

BTW Klyde Warren Park was packed to the brim with people. It was so full that I lowkey felt claustrophobic and it was very difficult to find a spot to chill. I guess that’s a good problem to have. I should have took a picture because it was seriously packed! It literally looked like a Saturday afternoon.

It was oddly run. They never turned the sign on in the mornings—to save money? Anyway at the busiest time of day for a juice place it looked closed. Strange.

The Hard Rock Café is closing... I'm honestly surprised it lasted this long. I'm not sure who ever actually went here? I went once when it first opened and actually thought the place looked pretty cool. But, she gone at the end of July!

I didn't even know Dallas had a Hard Rock Hotel. The last Hard Rock in town I was aware of was the one on McKinney Ave.

I never went here either, and I always thought it was such an odd location. I hope they have plans to relocate somewhere more prominent.

Yeah I'm also pretty surprised the Hard Rock lasted this long. Maybe with a large-ish company like Hard Rock, they were able to eat the cost for a while before calling it quits.

My purely speculative Spidey sense tells me that a steak house is bound to move in there. Something like Fogo de Chao could work in that chainy corner of VP.

So, put the HRC back where it's supposed to be. On McKinney Ave where it was before, only with a tower over it. Throw in a golden grasshopper and palms, too.

They have about 185 Hard Rock Cafes and almost 50 hotels all over the world and they are rapidly expanding the hotel brand. So, apparently, yes.

Anyone know what's behind the garage doors along the path? I've always thought they would be good spots to sell food/snacks, etc. to people coming to/from the DART station on game days.

DART acquired the land during construction of their light-rail line for the purpose of constructing and operating a future plaza that would connect Victory Station to American Airlines Center and the Victory Development.

Anland owns approximately three acres of property located at 2601 Victory Avenue, north of and adjacent to the DART property and intends to develop it with a 350,000 square foot class "A" office building and 13,000 square feet of retail space.

Anland's new development is estimated to employ 1,200 employees, and the impact to DART's ridership is expected to be 180 new riders per day.

Looks like Hatchways cafe is opening June 27th with the rest of it opening next month. It looks like a pretty cool place. Hatchways has got some serious square footage taking up all the retail space under the Vista besides Billy Can Can. Anyone know the total sq footage of Hatchways?

Maybe he means Dart station as opposed to a subway station? I'm reaching but I don't know what else to attribute that to.

While I am glad they are building some new office product in VP, they could have used something more significant. Hope Harwood comes out of the ground with that 40 story million sf tower. That would spill out some daytime population numbers.

This will help with adding more weekday lunch bodies in the surrounding restaurants as well as make that DART station feel like it is more connected to Victory Park.

Why are the designs of Dallas high-rises so boring? If you look at the building designs in other cities like Seattle, Austin, Amsterdam, etc, you'll see some creativity. This looks like every other 15-20 story high-rise that's popped up over the last 5 years.
