New Fitzhugh Avenue apartments in East Dallas will include retail

After lots of delays, construction is moving ahead on the newest rental community set for East Dallas.

JLB Partners Fitzhugh Avenue development is just east of North Central Expressway and replaces a mix of apartments, shops and homes on three blocks.

Designed by Good Farrell & Fulton architects, the mixed-use development will have 16,400 square feet of retail and 349 apartments.

The B&F Flats development is set to start delivering units late next year and into 2017.

Retail Street Advisors is leasing the shopping space.

It’s the second JLB Partners apartment development in that area. The builder did another 311-unit project a few blocks away on Bennett Avenue.

Developer Trammell Crow Residential just started another apartment community further east between Fitzhugh and Garrett.

The stretch of Fitzhugh between North Central and Ross Avenue is getting a series of new developments that are bringing new business and residents to the area.

From Lower Greenville to the Arts District, the Ross Avenue Corridor could develop it's own personality, a little different from it's East Dallas neighbors... let's see if Ross Ave can support it's own thread, like Deep Ellum and Baylor; this thread can serves as the home for the widely disbursed redevelopment happening all across the area but not associated with one of the subtopics.

Close enough to walk home from Lower Greenville AND Deep Ellum AND Fair Park, Cedar Spring and downtown were almost walkable: cheap rent, exotic neighbors, and an after hours house party ambiance that felt a little like Denton-UNT, this under-the-radar neighborhood was an entry point into Dallas for a surprising number of creative types. Best Neighborhood in Dallas! Even as time M Street prices sent artists and musicians searching, eventually the catalysts for Bishop Arts, 'Peaks Suburban Addition' maintained. Looks like that's finally come to an end as the protective force-field of poor immigrants, disconnected minorities and sub-sub-culture freaks erodes.

oh, also, to the shock and horror of some friends and acquaintances, I learned this area was surprisingly safe and friendly and active in the middle of the night.

Is it my imagination or is there an article out there about a new apartment building replacing the Credit Union of Texas on Ross. I thought I read it a couple of days ago, but can't seem to find it.

I'm still totally disappointed much higher density is not allowed in much of East Dallas. These contemporary Dallas-Donut variations reach 5 stories, but should got to ten.

There's hope with this project, though, because it looks like the Benn-Fitz point has been saved for future redevelopment.

I agree with you regarding the lack of density, but the Cochran Heights neighborhood immediately to the north won't allow it to happen. Parking, traffic through the neighborhood, etc. etc.

The El Bolero will be built at the point - were you implying they could always come back and tear down or build on top to add density at the point? Problem is the residential proximity zoning caps the height there.

The right approach with the right plan can change that, making everything better for everyone.... except those who want things to stay just as they are. The city cannot afford that status quo anymore.

I believe I saw some recent documents on traffic and parking/street configuration go to the city so I think its still in play just getting the city to agree with all the changes.

Called Kitchen, it will be a mini "food hall" and takeout market with culinary concepts that rotate from time to time. It's opening in late October at 6041 Oram St., next to the little Bangkok Inn, in the space that used to be the 6041 Oram Laundry Mat.

Local diners know Jones for having created acclaimed concepts such as Screen Door, Cowtown Diner in Fort Worth, and the reboot of Dallas Italian restaurant Café Italia.

That's awesome, but I'm surprised they'd allow a development of that scale in Lakewood. I can't imagine it actually happening.

Yeah, there was def some back and forth on that project but I never heard if it ever got past initial review. Some projects just disappear when off the record the city staff and or council members meet with developers and say it's not gonna happen. Sometimes it's the neighborhood groups that help communicate that intention and the developer decides to fight it or move on.

I reached out to the developer. This deal is dead. The developer really wanted to make this work. They were pursuing acquiring more land and relocating some businesses to make the deal. Between the politics and the neighborhood resistance, they moved on.

I didn't know where to put this, but Lakewood Theater is becoming a bowl/eat/drink concept by the same people who brought us Bowlounge in the Design District. They say they will preserve the exterior and interior details. Sounds like a good use of the space to me, and something unique for the neighborhood.

I would still have preferred an Alamo but with the Alamo group taking the Tom Thumb down the way for a much larger number of theaters without the parking fight from the neighborhood this is what I expected. As long as its not another Naturals grocery store I am for it.

A rep with Bowlski's, the concept eat/drink/bowling space taking on the Lakewood Theater, was interviewed over the weekend on Ch.4. I looked for a video link, but didn't find one. He said it should open in late June or early July. Looks like a really nice place. Several original wall murals were uncovered and restored. There will only be about 10 bowling lanes. The owners want to open up the clientele to include groups/events, so there may be times that individuals wanting to go have fun there could be given the old sorry-but routine. Even though I didn't find much at Ch.4's website, there are other recent articles elsewhere.

The old retail buildings across from the A&M Dental School have been demolished (on Gaston across from Stack House Burger). Anyone know what's coming up here?
