That is being looked at quite extensively. There are a number of opportunities with that link, and several obstacles that will have to be addressed. Its doable, but ultimately it will come down to funding to make it happen.

On that note, NCTCOG selected a project for funding that would effectively create a dedicated bike/ped connection from the Houston Street bike lanes, through the lower McKinney Ave. area and connect to KWP along Harwood and other streets. Funding is still contingent on Regional Transportation Council approval, and that is expected in the coming month or so.

This does not create a connection to the Katy Trail along the northern end of Harwood, but perhaps this project can be considered 'Phase I'.

Looks like those glass bottom/sided cantilevered pools for the penthouses actually happened. I know they were floated on the original design but I'm pretty sure they said they might not happen if the penthouse buyers didn't want to pay the significant costs to make them a reality.

I wish they had done more with the rear of this building. The front is great but the rear was a complete afterthought.

At that height with that much open terrace I'm pretty sure that is more a design necessity so you don't have to bolt down every piece of furniture so it doesn't blow onto 35 and kill people in a bad thunderstorm but I could be wrong.

It's not a "city planning" thing, really. The Bleu Ciel lot is allowed 6.5 FAR, the same as what allowed immediately to the south (though the plots with those two little houses/bar only allow 4.5). To the west across Harwood is actually allowed up to 10.0 FAR. Dallas still has plenty of zoned capacity in this area to grow and densify, those lots just haven't done so yet.

Real talk, though, it's sad how tall of buildings we get built and it still isn't really that dense because so much is taken up by parking. A 33 story building ultimately being just 6.3 FAR because most of the lot is a parking garage is lol-sad. Places like Skyhouse and M+O are just 4.0, i.e. the same density as a 4-story building that takes up the whole parcel.

It appears their crane’s airspace obstruction permit finally expired in February and was eventually re-filed without explanation in April.

Just an observation about the color, the tower is not nearly as blue as I was expecting and in fact from a distance looks almost black, or at least very dark blue.

It looks to me that all the shadows from the balconies are affecting the way the building looks overall, making it appear much darker and less blue than I'm sure was intended.

This like the many other Harwood District projects seems like just another dusty book on a shelf. It appeals to a certain customer that is far removed from the action of the rest of the city.

I don’t know if this was mentioned, the exterior lights are on. The building was lit in blue LED lights strips behind the glass panels on the crown. I wasn’t able to take a picture.

Bleu Ciel has started selling units. Since some have asked for information on Bleu Ciel sales, here you go:

Sales appear to have kicked off on December 21 and by the end of the month of December, 2017, they had recorded 5 sales.

158 total units in the building. 5 down; 153 to go.

At least it fills in a gap and provides some nice aesthetic when driving into downtown on the Tollway. This with the Alexan, and Katy Station are starting to bring the density towards the tollway. That being said none of them really interact at the street level... Also, does anyone know if Richardson Bike Mart is still opening a rental area along the Katy Trail at Katy Station?

It also has the density of a Dallas six-story mid-rise, which is lame.

Lower density than a lot of them, to be honest.

I wish it wasn’t so, but Harwood rarely builds an attractive product. St. Anne’s renders were sleek and the end result is garbage. Azure ended up with a gray box plopped on top ruining the northern view. And now we have BC .... renders looked stellar and finished product is meh..

Its why I have never had much excitement with Harwood District in general. They certainly have built a lot of stuff but in terms of energy its all been blah. The place they call a neighborhood is just a walled fortress of office spaces and a few exclusive restaurants. I don't have problems with catering to all classes of business customers but let's be honest this is a super quiet office park with no life except valet car parking.

...and to be fair I suppose, the skyline view of these buildings really isn't as important as the customer/tenant experience on the inside. Is the new Rolex building still a darling of the street view?

Correct while they tell people they are a live work play neighborhood which technically they are, they are not the West Village or even Legacy to make a better comparison. Don't get me wrong I welcome good development it is just sad they kinda create a dead zone wedge in between lively Mckinney Ave and Victory Park. The positive being that they do generate tax revenue unlike let's say a large parcel of undeveloped land.
