Adding up Tucy's numbers, they've sold 3 units in 5 months, with no sales in 3 of the 5 months.

Wonder why this tower is STILL not included on SkyscraperPage.com. Even if there is no diagram drawn yet, there should still be an empty spot for it.

15 units sold!!!! Does anyone know what might have caused this sudden spurt of sales in Bleu Ciel? Did they have a significant price reduction or special financing or other promotions?

Hmm maybe they worked with a company who will rent them out or use them as hotels for corporate clients? Like TheLanding. Usually companies like that will def buy a block of units and provide all the cleaning services and furniture, insurance etc.

Good thought, but the sales were all to different buyers, many (maybe most) of which were individuals.cowboyeagle05 wrote:Hmm maybe they worked with a company who will rent them out or use them as hotels for corporate clients? Very interesting. Maybe a result of a recent corporate relo like Charles Schwab, where word might spread around among relocating coworkers? Or a new corporate relo on the horizon?Tucy wrote:Good thought, but the sales were all to different buyers, many (maybe most) of which were individuals.cowboyeagle05 wrote:Hmm maybe they worked with a company who will rent them out or use them as hotels for corporate clients? Re: Harwood Int'l District: Bleu Ciel (390 FT / 33 ST)
Is there any way to see if they've sold out of their 1 and 2 bedroom units? There aren't any on Zillow. The smallest unit on Zillow is a 3 bedroom for 1.3 million. I know developers don't always list all of their inventory on the MLS, but transplants who might be moving from the east and west coast and researching Zillow wouldn't even know this building exists if they're searching under 1 million.
Re: Harwood Int'l District: Bleu Ciel (390 FT / 33 ST)
It looks there are plenty of 2 BR units left. (about 25). I don't think they ever offered 1 Bedroom units. The rest are 3 BR (and up).Matt777 wrote:Is there any way to see if they've sold out of their 1 and 2 bedroom units? There aren't any on Zillow. Re: Harwood Int'l District: Bleu Ciel (390 FT / 33 ST)
Are you seeing these on the MLS? Zillow and Realtor.com aren't showing the 2 bedroom units. The 2 bedroom is the floorplan I had in mind when I was thinking 1 bedroom. The southern facing 2 bedroom plan has a small bedroom in the center that has no windows, and is counted as bedroom 2.Tucy wrote:It looks there are plenty of 2 BR units left. (about 25). Re: Harwood Int'l District: Bleu Ciel (390 FT / 33 ST)
So in a city like Chicago or Seattle, how long would it take a tower like this to sell out? I am assuming it's much less than nearly six years. But maybe I am wrong.

What’s the giant crane/drill machine near this tower?
Re: Harwood Int'l District: Bleu Ciel (390 FT / 33 ST)
I've noticed the decorative lighting on top has been out recently. Maybe they are fixing something up there.

Is or was something about replacing 3 cooling towers up top. Apparently there was an a/c problem (perhaps having no a/c at all).dd_dweller wrote:What’s the giant crane/drill machine near this tower?

Does Tucy ever have anything positive to say? I'm almost sure he's a troll from the Houston board. I don't really care, I just find it odd...never, ever a positive word and I'm fairly pessimistic myself.Tucy wrote:Yeah, perhaps the hottest residential real estate market in history and the two active projects in downtown Dallas combined have sold 3 units in 6 months.Tnexster wrote:I see high rise condo living is still all the rage in Dallas.

I appreciate the updates - unless he's personally blocking unit tours he has nothing to do with the numbers, just reporting facts. And it's fine to be a bit snarky here.

Re: Harwood Int'l District: Bleu Ciel (390 FT / 33 ST)
Why would you even build a condo tower when it takes that long to sell out?
Re: Harwood Int'l District: Bleu Ciel (390 FT / 33 ST)
I do think there's a market for highrise condos that aren't so high end though. We just haven't seen any built that aren't over a million per unit.

Re: Harwood Int'l District: Bleu Ciel (390 FT / 33 ST)
Are we even sure it would be condos? It wouldn't be the first apartment tower for Harwood if they did and it's been awhile since their last one. The market is so low on units seems like they would go after luxury apartments like everyone else.

So in five months they sold 4. Austin can sell out a condo tower before it even tops off, Dallas takes over half a decade to sell out one.

Re: Harwood Int'l District: Bleu Ciel (390 FT / 33 ST)
We can't put the cart before the horse and expect much to change. We could build all the condos in the world but, until the actual experience of daily living in our urban core lines up with what people want out of urban living, the cart will just sit there. We could even fill out a bunch of ground floor retail with everything anyone could possibly want, but until it's actually pleasant to step outside your front door to walk and do all these things, the horse will just keep nudging the cart with his head.
Austin has a core that is actually pleasant to be in and navigate at the human level, even as it struggles with cars. But the balance there is somewhat better. Downtown and uptown Dallas on the other hand remain utterly dominated by cars and are largely miserable to navigate on foot. Our active areas have streets that are treated by drivers like they're highways and our quiet areas are just parking garage canyons.
