Hmm maybe they worked with a company who will rent them out or use them as hotels for corporate clients? Like TheLanding. Usually companies like that will def buy a block of units and provide all the cleaning services and furniture, insurance etc.

Good thought, but the sales were all to different buyers, many (maybe most) of which were individuals.

Very interesting. Maybe a result of a recent corporate relo like Charles Schwab, where word might spread around among relocating coworkers? Or a new corporate relo on the horizon?

Is there any way to see if they've sold out of their 1 and 2 bedroom units? There aren't any on Zillow. The smallest unit on Zillow is a 3 bedroom for 1.3 million. I know developers don't always list all of their inventory on the MLS, but transplants who might be moving from the east and west coast and researching Zillow wouldn't even know this building exists if they're searching under 1 million.

Is or was something about replacing 3 cooling towers up top. Apparently there was an a/c problem (perhaps having no a/c at all).

I do think there's a market for highrise condos that aren't so high end though. We just haven't seen any built that aren't over a million per unit.

Are we even sure it would be condos? It wouldn't be the first apartment tower for Harwood if they did and it's been awhile since their last one. The market is so low on units seems like they would go after luxury apartments like everyone else.

We can't put the cart before the horse and expect much to change. We could build all the condos in the world but, until the actual experience of daily living in our urban core lines up with what people want out of urban living, the cart will just sit there. We could even fill out a bunch of ground floor retail with everything anyone could possibly want, but until it's actually pleasant to step outside your front door to walk and do all these things, the horse will just keep nudging the cart with his head.

Austin has a core that is actually pleasant to be in and navigate at the human level, even as it struggles with cars. But the balance there is somewhat better. Downtown and uptown Dallas on the other hand remain utterly dominated by cars and are largely miserable to navigate on foot. Our active areas have streets that are treated by drivers like they're highways and our quiet areas are just parking garage canyons.
