Gables Cityplace updated:

-Three 20-story buildings
-One 16-story building
-One 12-story building
-One 4-story building
-93,000 square feet of green space, including a public plaza and rooftop parks
-Reconstructed Travis Street with landscaping

Massive now if only they can redevelop the Sun Fresh Market and get rid of the strip center and the gas station/car wash.

The two square blocks occupied by Sun Fresh and car wash/strip center look more and more out of place by the day.

So much goin on in Uptown. The transformation is incredible. Sun Fresh/CM lot has to be redone. The rustic has to go as well.

Which one is correct, one 20 story or three? Looks like maybe they corrected the story, even so thats a ton of new residential coming to CP.

How ironic about this place... this is the one they got right in the beginning and now it's being recycled. I hope the trees can be saved.

I wonder if the entire block will be fenced off again? Or if they will allow it open to the public and prioritize access controls on the individual buildings?

Per Gables Turtle Creek's website, these rent for $1400 (1 bed 800 sq ft) - $2500 (2 bed 1300 sq ft) a month, so this is a pure density play as I'm sure they can't get much more rent than that. That's a really good sign about what is going on in Dallas. Walkscore is a 90! They advertise laminate floors and 10' ceilings so these units aren't exactly fancy currently.


I also wish all these areas would stop playing 'density' games unless they are willing to lock everything down to a set number of floors ala Paris or Washington DC, but that's my opinion. Should be either rigidly set or anything goes, but this messing with companies in-between is for the birds.

I guess I'm a little bummed that no additional retail is being incorporated into this, especially around the central plaza. Considering the success of 3700M in terms of leasing space it seems like a demand is still there for high-quality tenants. I think the West Village can still grow it's presence as a shopping / dining destination!

I live on Travis a block away, and, if I remember correctly, the notice letter sent from Gables did say retail facing Cole and the park would be open to the public.

I don't think density limits are needed. If anything we need more of it. Paris and DC have limits but it makes sense there; they wanted to prevent their City's archetural history from being drownded in a see of modern high rises. Dallas is a young city that grew during the post high rise era....So I don't see how placing limits does anything for us? We already have the high rises..

However, I wish the density would grow in other Neighborhoods other than Uptown. I hope West/East Dallas get more dense. That would be a great opportunity for the city of Dallas to create Mid-Rise (4-10 story) Neighborhoods that are wonderful for walking. These type of Neighborhoods are synonymous with walking cities like Paris and DC. Look at DC's Neighborhoods: Petworth, Foggy Bottom, Columbia Heights...

The density in these places are more enjoyable since they are at human scale, IMO. I would love for something like this here ,but with a Texan vibe...

I cannot find any mention of retail in the Plan Commission documents.

I have a colleague who lives here and he was allowed to renew his least for another year and just did so two weeks ago. He was aware of the possible redevelopment of this site and was told by the leasing office that it may not happen due to zoning. Not too sure of the particulars but this is what I know.
