2702 McKinney Avenue: McKinney and Boll
Last seen in September, this reworking of the HKS-designed McKinney and Boll building was worth it. There’s one big change that vastly helps this project. If you look above, you’ll see a car turning right into the building. In the first iteration, that driver would be ramming the building. Now, they’re entering the valet and parking garage area.

The reason is simple. In the original plan, all traffic was shuffled to the back alley (“1” above) and/or around the building due to McKinney’s traffic flow. The new plan (“2”) where cars pull through the building is a much better solution.

Good job.

This project (Jake's/The Den land) has posted a zoning change request sign. It is case number Z190-188.

Austin developer plans Uptown Dallas tower

An Austin developer is seeking approvals to build a mixed-use high-rise in Uptown Dallas.

Endeavor Real Estate Group is planning a 19-story mixed-use tower on a half-block site at Boll Street and McKinney Avenue.

The property is now occupied by several small buildings.

Endeavor’s proposed project would have 290 residential units, almost 60,000 square feet of office space and 15,000 square feet of retail.

Dallas-based architect HKS designed the new building. Endeavor is seeking zoning changes to allow the project, including greater height and density.

The planned McKinney Avenue tower is one of several high-rises in the work for that area of Uptown.

One Sette was only to last 3 years. Not sure what or if Covid has done to that timeline. The developer basically was sitting on the property, and in the mean time is making money of the place while they wait.

Mind you last I heard the One Sette site is a family run development operation while the other towers we see are by big developers who know how to get projects moving.

To be clear, this proposal (which is indeed old, recycled "news"), is not at 2614 McKinney. It is on the other side of Boll, 2702 Mckinney.

I guess the "news" is that they are "seeking approvals". Looks like a publicity puff piece to keep their project on the radar, dutifully pulled from the fax machine (figuratively speaking) and published.

The proposed development at 2700 McKinney went before the CPC last night, but was deferred to later date. It was mentioned that big changes are coming for this project.

It seems like the neighbors seem to think this will be built (and isn’t there another tower proposed directly across McKinney?) and kill most of their views. There are currently almost 20 units for sale between LaTour and Mercer Square (just north of this proposed tower).

No word that I know of. Across the street, the One Sette club has been closed and looks like stuff was being removed, but I haven’t heard anything on that one either.

I think this one will be sitting in someone's file cabinet for quite awhile. With several other projects already under construction, this one just doesn't have the momentum to get out of the ground.

I’m a little confused on the title and content above.

The 2600 block of McKinney Ave, comprised of the old Idle Rich space and the small office building hosting Vaquero Midstream, is owned by Stonelake Capital. The properties were purchased in 2021, and Stonelake just went to the CPC for a replat a few weeks ago.

There is a plenty of press around an ‘imminent start’ to ‘McKinney + Boll Tower’ on the 2700 block of McKinney Ave owned by Endeavor, but, as far as I am aware, Stonelake Capital has not publicly announced plans for the 2600 block of McKinney Ave.

Am I off here?

This thread has commingled 2 proposals for years, both of which have had false starts. This has happened twice on this page, at the top during 2020 and just recently a few posts back.

Maybe I am being overly optimistic but I think it is time for the proposals north and south of Boll to have their own threads.

This 2614 McKinney thread title goes back to 2016 and this latest announcement matches up with this address. As far as I can determine there has never been a thread for 2700 McKinney so posters have put news about that proposal here since it is also located at McKinney and Boll.

Has it been announced that it's DOA or just delayed? There are a lot of towers going up in the immediate area that have already broken ground. Maybe they'll hold off on starting construction for a year or two.
