Downtown Dallas: Alto211 (211 North Ervay)

Just a quick update you should be seeing some improvements to the exterior of Alto211. Over the weekend they started replacing the broken and missing black granite on the exterior ground floor of the building. That work should be completed this week. Also, some of the old sidewalk in front of the main doors was replaced over the holiday weekend along with concrete striping along the exterior columns. The management has been making numerous improvements on the inside as well in recent months. I have no timeline at this time for the rest of exterior work to be done.

^What's with the annoying mailbox labeled "Not for U.S. Mail" taking up half of a very narrow sidewalk? Is there anyway to move that thing somewhere more appropriate?

Yeah, I noticed the entrance to the 7-Eleven was cleaned up. It's not that noticeable, but it is an improvement.

Sadly no has nothing to do with us. I am told it is for bike messenger document delivery of some sort.

One lane of Ervay also needs to be removed and converted to sidewalk space.

There is a reason I don't work for them anymore, thank god! I haven't been at Alto211 for over a month and the mess that is that organization...

Um, lets put it this way Mike has investors who pay his bills and has to answer to them like anyone should have to. There is a reason he aligns himself with Trump. He is lucky there isn't an elected body that can publicly air his dirty laundry.

Something called Nollege is taking over the Koleksiyon space. Looks like they've been in one of the upper floors for some time but decided to move down to the street level. https://www.nollegetx.com/

This building will become apartments. It's "thin" nature will lend well to that. Yay for more housing downtown, architectural preservation, and less ancient office space on the books!

It will definitely make a nice apartment building. I'm assuming the retail portion will stay and correct me if I'm wrong, but I thought this building had little or no parking.

Good plan for this building. I remember Santander wanting to tear it down for parking when they moved in next door. Glad it was saved!

I think Dallas is shaping up to be a leader in these office to residential conversions. Following these things on sites like SSP it seems like compared to elsewhere Dallas has done so more large midcentury modern and later buildings which are not supposed to be easy to convert. Probably NYC has many more by virtue of being so large but pound for pound this area is impressive.

Gosh that's crazy to hear. Glad that didn't end up happening, and that there is enough demand in the market to justify a conversion to Residential.

I still think this is one of the ugliest buildings in downtown. Although tbf I don't care for mid century modern or brutalism.

Anybody else remember the last plans to convert this building to residential about 20 years ago? There were renderings out there of an altered facade (I wanna say some kind of brown mesh cladding).

Glad these plans keep the MCM look, but I worry that recession fears will put this on pause once again.

Of course this isn’t 2004 and downtown Dallas is now at critical mass and a safe investment for residential projects.

^ I remember that, and I'm really glad that never happened because it would have ruined the building. Whatever happens I hope the current aesthetic goes mostly untouched.

Haven't noticed anyone talking about this becoming "The Mirabelle", a possible hotel conversion, yet.

I'd have to assume one of the nearby parking garages. A hotel or apartments would have a 24/7 valet for the guests and residents.

And it could be such a cool mid-century renovation under the right hands and development group. Parking could be the main deterrent here though.
