DTD: Ross + Field Tower 30 ST (Hotel/Residential)
High-rise would be part of a larger development on the northwest corner of downtown Dallas.

Re: Downtown Dallas Hotel/Residential Tower
I like it. Sounds like it’s not happening anytime soon and we know how that works out for projects.

Re: Downtown Dallas Hotel/Residential Tower
Anytime there's a lot of trees in renderings for a high rise I know two thing...
1- The development itself isn't architecturally interesting on its own merit
2- The development doesn't integrate well with the urban fabric
...now TBF, there isn't much to integrate with here.... But I digress

Re: DTD: Ross + Field Tower 30 ST (Hotel/Residential)
The Field Street district along Ross Avenue going both South & West is a vast parking lot. Any development in this area is a huge plus for Downtown Dallas. It will put people on the streets and bring activity to a wasteland. The same can be said for the East side of Downtown before you enter Deep Ellum. These are renderings and not the final design so I'll leave the criticism of architecture to those who think they know what is best.
I applaud these new projects and hope they will eventually become viable and built.

Re: Downtown Dallas Hotel/Residential Tower
I agree with your 2 points, but there's nothing inherently wrong with this design. It almost looks like a value-engineered recreation of the Rogers Lacy Hotel, a never-built Dallas tower designed by Frank Lloyd Wright with embossed squares instead of diamonds.Tivo_Kenevil wrote:Anytime there's a lot of trees in renderings for a high rise I know two thing...

Not bad, would be great to see something in this area actually get built.

Re: DTD: Ross + Field Tower 30 ST (Hotel/Residential)
It's not knocking down doors or anything but I rather like the design. However, knowing how these things tend to go I suspect a lot of what I like about it will get sanded down into oblivion (See: 2000 Ross/JW Marriott).
The real highlight of that document is the realignment of Griffin. This should do a lot to calm speeding. The current stretch of Griffin all the way to Pacific has always felt like just one long extension of the exit ramp.
Also, a nice look at the district plans now that the D2 subway portal is totally scrapped. The portal would have gone right through here: As far as I'm aware the Perot museum still plans on turning that parking lot of theirs into a park? If so, this realignment of the underpass roads should do nicely to improve the pedestrian experience under the highway.

DDI was advocating for $4.5 million as part of the upcoming bond election for a ‘Complete Streets’ redo of Field St. City Council struck it from the bond package at one point. I don’t believe it has made its way back in.

Also interesting how they're proposing to move the fire station 2 blocks away where it would be flanked by much narrower streets. So many obstacles to this plan.

These are old renderings that show the dart d2 rail. This is just Vaporware.
The project is scaled down now and is basically a shopping strip mall and tower on the side.
Typical underwhelming Dallas project

The taller tower is in a different block/phase. It was never part of the original phase.

Re: DTD: Ross + Field Tower 30 ST (Hotel/Residential)
Before this gets really confusing, this isn't a tower in Field Street District project thread. This is a different tower/project, unless of course, they decide this can also be called part of the greater "Field St. District" - lol - since all of it ties-in to making significant changes in that area.

Comments from UDPRP:

Most interestingly…
6] The Panel advises the development team to explore the removal of Griffin Street between Ross Avenue
and Field Street as an opportunity to improve the pedestrian experience in the District.

I noticed the street realignment is on the bond.
