Turtle Creek: 3503 Fairmount - The Julien (~237 FT | 14 ST)

Postby CTroyMathis » 08 Nov 2023 18:09

I don't think this one has been mentioned.
The Julien. Fairly small site on the 3500 block of Fairmount. Looks like very few units. Must cost a few dollars.

Pictures ensue:

17*14 = 238 but that would “be highly” unusual to have 16+-foot ceilings on a residential building.

Merriman Anderson’s section diagram confirms that the floor to floor heights will be 16’ throughout

Let's just hope it even gets built. The house that was on that lot was demoed years ago for a development and still an empty lot. It's so hard for projects to get going in this town for some reason.

The silver lining here, this only needs 14 sales to close out! haha. Most of the units will take up an entire 8,100-square-foot floor.

Steve Brown did a write-up.

There's actually a sign there on the lot. Not sure how long it has been there. Walked by today, but, didn't bother to take a photo.

It's been there a little while while they were getting adjusted zoning approved.

Does each unit come with its own pool? Candy's Dirt posted an article that contained a typical floorplan, and it looks like each unit has its own small pool at the corner of the building. You can see a corner cut out in the building in one of the renderings. Pretty cool if true.

You would think the press would highlight this feature. It would certainly drum up excitement.

I'm no engineer, but wouldn't that require a lot of structural support?
