Chalk Hill / Kaizen / KERA Site

Kaizen is looking to build a new office tower & residential tower on the KERA site. KERA will also build a new headquarters in the project.

I'm pretty sure these will be apartments, and not high-end condos, so they should lease fairly well.

This would be great for that area to add people living and working in that area. More support for the restuarants around there and help anchor BLEU CIEL. I use that cut off from The Katy Trail to get to Harwood and this would really be great there.

At least they're not kicking KERA to the curb with this project. I would guess the new facilities would have enough room for WRR when/if that station leaves Fair Park. Would the broadcast tower/antenna be replaced with a rooftop version atop one of the 2 buildings? Not a biggie at the moment, but the signals have to get to Cedar Hill somehow eventually. Will be weird to not see anything there reminiscent of the original Ch.8 or the little red schoolhouse sites.

Nice. I think apartments will do well there. Dallas needs more mid-priced condos. The $1M+ market is not that hot.

If I had to guess I'd say KERA would be moving into the low-rise green-roofed building at the corner, so I think that can be counted on as a sure bet to break ground. As for the towers, I'm not counting my chickens.

I wonder what they are going to do with the tv tower right there. I'm sure in the design will have something to do with an antena.

The residential tower makes sense if funding can be arranged. The office tower does NOT make sense due to the high vacancy rates here and in most US cities. Another apartment building or hotel may be more appropriate.

I guess I would have done the site plan completely differently. Put KERA along Wolf Street, with nice frontage on a south-facing courtyard and with its roof as a large terrace for the office tower… and then, separately, at the narrower end of the block, residential buildings with retail connecting up excellently with all of the trail frontage much like The Terminal condos do. Are there things you see that I’m not seeing?

The article in September when these were first grumbled about suggested a 2027 completion, but there's been no suggestion of a timeline in the last two puff pieces. I wonder if 2027 is still in the cards.
