Downtown Dallas:1114 Wood

It appears Mill Creek & Hamilton Properties are teaming up on another residential project downtown. While 600+(!!!) units seems optimistic, it will be interesting to see if anything comes of it. Once the thoroughfare amendment was approved for the Modera St Paul project the team moved pretty quickly.

Hope the working title of 1114 Wood is ok.

600+ Units would make are a fairly tall tower if you have 10 to 15 units per floor. Of course, the size of each unit would impact that too. It would be somewhere between 40 to 55 stories tall. That's just a guesstimate.

That's a pretty big lot. It would be nice to see it get filled in with development. the aloft hotel is like a little island there. lol

“Multi-phase development” suggests at least 2 buildings. look for a couple buildings in the 30-35 story range

Great to see this, hope it comes to fruition. Lots of other potential parking lot development projects in the same general area. Maybe some other ones will pop up.

All wood street parking lots should be converted to mid and highrise residential, not too much retail. Keep the street resident focused.

This area has a lot of potential being able to connect the East Quarter, Discovery District, Farmer's Market and Convention Center. Hotels and residential should fill up every lot.

Developers want office and hotel since they make more money than residential, but builders need to build. Maybe it's good that there's a soft office construction market, build the dwellings!

I disagree. Ppl looking for an apartment in this area likely want to be close to amenities.. I'd love to see MORE small scale retail

I rarely argue against retail, but I don’t think we have enough residential along Wood St yet to support retail. So requiring retail imposes a cost on development that is an impediment to getting this street built out. Residential here has good access to retail on Commerce St.

Wood St has lots of low value parking lots that lend themselves to entrepreneurial residential development. Getting it built out would reinforce the EMC core and the concentration of retail that is there.

^with so much available and/or active retail space adjacent to Wood st, keeping a few blocks of the street primary focused on resident pedestrian use could make a really nice downtown setting.

My sentiments exactly. As a long time downtown dweller, I know there are plenty of retail options (occupied and vacant) within an easy stroll of this location. Focus on bringing more residents.
