Expo Park: August Real Estate buys 17 buildings from Gibson

The sale of 17 buildings east of downtown Dallas marks the biggest investment so far in the historic neighborhood.

August Real Estate has purchased 17 buildings with more than 400,000 square feet of commercial and residential space in the Exposition Park neighborhood near the main entrance of Fair Park.


August Real Estate purchased the buildings from businessman David Gibson, who acquired the properties over the past 50 years. Gibson converted the old commercial buildings into mixed-uses.

A few other thoughts after re-reading the article:

• “Is Fair Park quietly becoming Dallas’ next buzz neighborhood?” It's not a very quiet buzz anymore when Steve Brown's article was the lead story at dallasnews online.

• The new owners of the Gibson portfolio redeveloped the Continental Gin building and the Trunk Club building over on 1st Avenue. Someone from another developer, Larkspur, says the neighborhood should be excited that these people just bought a huge chunk of it.

• “The sites are zoned for as many as 19 floors of construction and ‘vertical development may be in their future,’ according to the new owners.” How soon before the parking lot at Expo and Parry or some other empty parcel is built to the limit of their by-right zoning?

I feel like Exposition Park is a spillover area for Deep Ellum. The area (to me) always had potential because it is between Deep Ellum and Fair Park. I’m also a lover of historic buildings, so their preservation and reuse makes this even better.
