Turtle Creek: 3515 Brown Street (~24 ST)

Postby CTroyMathis » 19 Jun 2023 18:21

Just logging another one separately from the catch-all Oak Lawn thread. This one was first mentioned in December 2022.

So, just some basics:

Older TDLR file: https://www.tdlr.texas.gov/TABS/Search/ ... 2023007559
The apartment project could start later this year or early next year. Or, whenever.

Some sources to look for renderings in the future perhaps:

And, GFF if they are still the ones on record.

Steve Brown just posted a piece about this one, making it sound like Fifield just bought the site.

Chicago developer joins the Turtle Creek building boom

A Chicago-based developer has snapped up a prime building site in Dallas’ Turtle Creek neighborhood.
Fifield Cos. paid $20 million for the 1.6-acre property on Brown Street just north of Turtle Creek. It plans to build a 24-story apartment tower on the site.

A couple other quotes of interest:
“This is the perfect opportunity for us to bring what we do best — dense urban high-rise multifamily development,” said Justin Westfall, vice president of Fifield. “Turtle Creek is one of the most exciting markets in the country.”

“The Avison Young team’s unique experience in working closely with homeowner associations and multiple owners on complex property transactions was key to unlocking the tremendous redevelopment value of 3515 Brown Street,” Kennedy said. “There are many other properties in Uptown and Turtle Creek with similar unrealized potential.”

About 180 units would be replacing the 26 there currently. Also mentioned are the other four potential high-rise projects in that small quadrant.

Roughly has some of the same statistical measures as 2811 Maple. Square footage and units about the same just a few stories shorter. Just hope it’s sleek and modern and not just another jack in the box.

That Steve Brown piece is as good as a notice of cancellation of the Four Seasons project. Friday is the anniversary of his last puff piece for the Four Seasons, and now he didn't even mention it in his list of other proposed and under-construction high rises in this neighborhood...

I noticed that too…. Sigh.

I was really looking forward to that project. It would’ve been nice to have that much height a long Turtle Creek.

Condo tower projects seemed to be doomed by Dallas market. Apartment rentals are what is hot right now.
