That seems a little unexpected to me, Jonathan Adler leaving Knox for the West Village. Oh wells. Glad they're remaining in town.

Actually glad to see Adler move there. That style probably a better fit than next to Park Cities at Knox mix. West Village could use more interesting retail stores to create a reason to walk around and peruse. Probably got a good deal on the lease there also.

Looks like the same leasing company, RUE, leases both the current Adler building and the West Village. So it was probably a very easy transaction! If I had to guess they might be moving into either the old J Crew Space or the Brooks Brother space.

W Village is a better fit. There’s multiple vacant spaces at the moment. I agree with the bringing in a unique mix of retailers to attract more people would be great for that neighborhood.

Wait, what??? Two applications? 350’ tall Travis Knox Residences and 300’ tall Travis Knox Hotel? That would be 30-32 stories. I get that these apps are usually for more than what’s needed, but even if only one of these comes to be (even at 20 stories) it will lift the Knox District area to yet another level.

I wonder if MSD would use a local architect or if we could potentially see a strikingly different vision from outside.

Just gossip, but the residents of the +$1.2Mm townhomes at Knox & Abbott are talking of a “boutique hotel” at the old 7-11 site. But they would have been contacted for any proposal due to proximity.

Another old HP favorite from Knox Street, Froggies 5 & 10 is relocating to HillsideVillage (Mockingbird & Abrams). Hillside Village is having a nice little comeback with Dream Cafe, Manny’s, Olivellas and Chop Shop.

I noticed today that they have put rebar in the hole created by the removal of the Knox St 7-11. Sounds like expanded valet parking for Toulouse and Taverna to me. From what I know about getting your permits, drawings, specs and other ducks in a row…any MCD development is probably 2-3 years out anyway.

Speaking of Toulouse, their people are ALSO under the impression that a hotel is coming to this block at Travis and Knox.

Wild About Harry's had to leave their spot because it too was about to be redeveloped. I think the proposed mixed use development on this corner is happening sooner rather than later.

Sooner than you think….Knox Street Pub and the little building next to it disappeared over the weekend. They were both empty for the last couple of years (SW corner McKinney & Armstrong).

Knox District just keeps chugging along.

This specific area is going to look vastly different in a couple years time once some of these projects have been completed.

The white building to the right is the existing Mashburn’s, everything else is new. That tower in the background would be near the former Harry’s/Sur la Table—fronting on Travis.

This would be a view looking south from Taverna/Toulouse. The pedestrian area you see in this rendering is now the alley between Mashburn (formerly Lamps Plus) and the demo’ed 7-11. Travis would be on the left, if visible. Katy Trail (also not visible) on the right.

Not sure this is final….most likely conceptual.

There is progress on the area vacated by the knocked down 7/11! It is… a fresh concrete slab that has already been striped for parking! Sick!

That was totally foreseeable. It will take a year or two to get plans finalized, zoning reviewed and permits approved.

More valet parking for the restaurants across the street and Village Bakery or Mashburns while we wait.

The website says they will remodel and reopen in the fall. Management tried lots of different things during 2020 to offset covid including parking lot dining and outdoor movie/wine night. But this concept never really seemed to take off at this location. It has never been as busy as Abacus was. I would love to see a new concept. This lot is owned by Abacus/Jaspers so we hopefully will not see a wrecking ball.

Maybe this is where the Mi Cocina West Village is relocating to.

I hope this does see the wrecking ball. This standalone restaurant structure (and its parking lot) could easily be replaced with something taller and/or more dense.

^And the building architecture isn't exactly a gem either its just a generic restaurant building that doesn't really have much neighborhood affinity compared to the Highland Park Soda fountain bldg.

A Mi Cocina here would probably make sense. It's further away from their upcoming Klyde Warren location and provides ample/convenient parking for them too.

I generally always welcome more density/height and it would be cool to see this razed and re-developed. With that said, I've been extremely pleased with how rapidly this area is changing and wouldn't mind if this ended up just staying as is even if it's not the best use of land.

There is a LOT of space that needs to be absorbed around here (temp RH stores, former z-gallerie, empty space next to forthcoming Natuzzi, former Baldwin, former Stag, two stories of new retail/restaurant at Weirs Plaza, potential MSD development on Travis, etc). Who will fill it all while covid still rages and continues to change the retail framework?

I totally agree that this lot can be redeveloped into much better and denser use, but does it need to happen right now? Knox has been on fire for a couple of years, maybe a break or slowdown would be nice. I would like to be able to walk around and see all the new stuff before more construction gobbles up another sidewalk for a year or two.

I can’t imagine this being MiCocina (although it fits the bill-currently occupied and on McKinney Ave). That would result in four Mexican restaurants in one block, and even I don’t like Mexican that much. I’m also thinking tge new location will be McKinney and Hall.

For sure, I don't know it needs to be redeveloped right this second. I was more responding to the portion of the article that mentioned the wrecking ball. I don't personally feel there's any reason this building needs to *not* be replaced.

Interior Define is moving into one of the temp RH spaces on McKinney next to the old Jonathan Adler (future Yeti) space. The old Baldwin space is being worked in, so maybe that’s where Buck Mason will go.

The address is on Knox, so I’m thinking it’s the former Garrett Leight optical shop space. The story said it’s only 1500 sq ft. Probably mostly to view their options for office furniture. .

Demolition has commenced on the former Wild About Harry’s space/building.

All of the renderings floating around are quite old; I am curious as to if anything new pops up now that demo has began.

They will probably demolish that building once the current short term lease is up. I imagine the little red house next to Cafe Madrid will be torn down as well.

Just a bit north where McKinney ends and becomes Harvard, across the street from Henry’s Majestic, there is a proposed zoning change sign posted. This is for the property which currently houses Kiva Pilates which is almost directly in front of The McKenzie.

It looks like they want to turn it into a restaurant? Or am I reading the request incorrectly?

Is it too late to wish that the McKinney Ave Trolley would be extended to Knox Street? Any chance of Dallas applying funds from the Infrastructure Bill for the planned extensions in the CBD and to here?

It seems like no one is advocating for the Trolley anymore. I have not heard these plans discussed for a long time.

I don't know that it's too late, but yeah, I've noticed that. It seems like any support for or regard for the M-Line has gone out the window, which sucks, because the way Knox is shaping up (and has been), damn it'd be perfect.

Even though I'd love to see the trolley extended to Knox street, I'm not sure how much value would be added there. Uptown and Knox seem to be doing just fine on their own, so I think their current trajectories are just fine as is.

I certainly would be incredibly if the trolley extension did happen, but also okay if it never does come to fruition. Honestly, I'm really itching to see some better biking infrastructure and bus system improvements at this point. IMO, that'll be the best way to connect these pockets of urban activity. And hopefully once the biking infrastructure is in place, we can start to bring back either the scooters or perhaps introduced dockable bikes.

Well the MATA people seem to be still pushing the plans and city last mentioned it as part of the two-way-ing of McKinney and Cole which is a fairly large project being pushed by Uptown Dallas. So I would say if you were gonna ask anyone it would be Uptown Dallas cause they are big proponents of removing the one-way's and were working with the city on funding for all the changes that would have to happen to convert all these sections of McKinney and Cole while building in new streetcar track where needed. I think it still in the works but its such a large project to get in gear with all the needed traffic lights that need to be replaced and making sure the streetcar has the space to operate safely on both two way streets as it moves to Knox.

And Knox is doing well without it for sure but for MATA its more imperative cause it supports up their donation potential on the north end. Kylde Warren caused so much more traffic for them which increased donations and advertising opportunities. Connecting to Knox means they might get more advertisers/donations from businesses that actually have access to the streetcar. MATA wants to be as self sufficient as possible so that means connecting to destinations that are successful money makers for them.

That's a good point, and makes me feel more strongly about wanting the MATA all the way up to Knox.

On top of that, it does help the area feel a bit more cohesive as well.

According to Philip Kingston, the two way conversion plans have been complete and funded since he was in office. The hold up is with city staff implementing the changes.

Pre-pandemic I had a conversation with a former ‘COO’ for MATA. Property owners were against the MATA extension to Knox. While being against the extension, they were very much for a modern streetcar line ran by DART. Dated second hand info, but interesting, if not surprising, nonetheless…

Yeah sounds like a lot of politics is holding it up then. Then again I am sure while someone wants a modern streetcar line run by DART someone else thinks still that transit to Knox will bring lots of undesirables. Uptown Dallas Inc pushing the two way street project seemed to be the pollical shield that the city needed but I bet with the right lightning rod you could get a lot more voices in support of the MATA if you get all those apartment buildings currently being built begging for it. I wonder if a big land holder in that area is the big hurdle that the city is holding back for. Mind you how likely is it that DART would even consider such a project when they are already buried by Silver, D2 and a Oak Cliff Mod streetcar that some think is a waist of money as it is. I am not sure DART has the capacity to throw in pushing a mod line at least for another 10-15 years and is that really worth the wait.
