Turtle Creek: 2525 TC (2 ~257 FT | ~20-21 ST)

Just wanted to pull this out from being buried in another thread or two.

Short background:
Various articles mentioning the Hanover project site, an older TDLR filing, and, a newer TDLR filing.

Newer TDLR filing:
https://www.tdlr.texas.gov/TABS/Search/ ... 2023012779
The phrasing of the scope of work could be confusing. Just know the overall proposal is for two residential towers and a big garage.

FAA allowance:
https://oeaaa.faa.gov/oeaaa/external/se ... 356&row=12

Edited-in
Permits (one tower w/no labeled 13th floor and one 1000+ car parkade) :

Wow that is a sizable garage at 10.5 floors.

This afternoon for 2525. (This isn't 2505 construction.)

Thanks!

Are the renderings still MIA?

Not really sure. Seems so, other than that link upthread which I have no idea if it's accurate.

Odd. It seems to me if you have a large condo project well underway, you might want to promote it to spur current/future sales.

Just a thought.

It’s my understanding that these are rentals and not for sale.

It looks like just one tower. Is the other tower in the back?

The site with the rendering that might not be the rendering up above said multi-phase. If that is accurate.

Taken Thursday (11/23/23). From my own observations, it seems like they’ve put up a floor-ish each week in the last month or so!

Shot from today. Looks like they’re laying forms for 20? (No 13th floor I don’t believe). Not sure if this one has 20 or 21 floors.

Are both towers being built simultaneously? This rendering's angle isn't in the photos of the construction site.

The tower being built doesn't look anything like what is in this rendering.

Well, so far I like what's being built better anyway.

I'm sure the folks on the west side of Park Towers are thrilled with this. ;)

Today from Reverchon Park. I also saw chain link going up around the Wimbledon Place Condos behind this new hulking structure. That lot is supposed to get a 24-story apartment tower. https://therealdeal.com/texas/2023/06/2 ... e-for-20m/

Looking at the size of the lot (google maps, so…) it doesn’t seem large enough to support this kind of project.

It's roughly half a block, but the '70s condos that are there make it seem smaller somehow. I got curious and put together a map of what's proposed for that little neighborhood from what I've seen walking by and what's been posted on here. Not all of this will end up getting built, but I'd say about half of it is likely. The increase in density will be stunning. Maple Terrace and 2811 Maple are just down the street from all this, too.

Progress update, taken 03/12. Not sure what is supposed to go north of the site, where the concrete garage is exposed.

More garage!

Walked by this afternoon as more pieces were arriving.

One of those concept renderings showed apartments or townhome-type spaces wrapping a smaller version of this giant concrete rectangle. I hope at least some of that still happens. This is a massive looming structure for pedestrians and neighbors across Enid Street.

Lol, they did kind of seem like look/picture boards for internal use such as their office trailer, presentations, and whatnot complete with dates at the bottom. Haha. Saved for posterity. Thanks for the photos!

At this point, I thought I'd stumble upon a (preliminary) marketing site, but nothing yet.
