Turtle Creek: Rosewood Residences Turtle Creek (17 ST)

Post by Kelley USA »

New condo tower is on the way. Looks to be completed in 2025, so this one appears to be moving quickly!

"scheduled to open in 2025" written by a developer and repeated by Steve Brown doesn't have much meaning. Left unsaid is, "if we pre-sell x units, and if we can get reasonable construction financing, and if we can get timely building permits and other required approvals, etc etc"

Interesting tidbit from the developer's website:

"The project is fully entitled and vertical construction starts in 2021."

So that is where it is going. Glad to see the high rise tower buildings going up the hill towards Oak Lawn.

This strikes me as one very high end condo project. I don't know why but every time I see a new high rise condo proposal for this part of the city it always reminds me of Carolyn Shamis and that terrible TV series Sheer Dallas.

Is this the empty lot that has the temporary fencing at Hood and Dickason? There was a 16 story tower rumored to go in there a while back.

This is much more in line with what the Dallas highrise condo market needs. Better location, better scale, and the right design language for the Dallas market. Highland Park/University Park downsizing empty nesters would feel much more at home in a tower like this, in a location like this, than Bleu Ciel, Museum Tower, or Hall Arts (Although Hall Arts is very nice and should still be at minimum a moderate success).

Helps that this is the best neighborhood for Mansion priced units.

So, perhaps the old DP&L Building had an affair with the young Novel Turtle Creek while at The Mayfair driveway and this is the result. : )

There was a groundbreaking ceremony this morning for this project. Woman I spoke with said construction starting in a couple of weeks.

Awesome! This is going to be a beautiful building in a great location. I love that this area of town is becoming more dense.

Is this still 17 floors or was the height increased some?

I would probably dissolve the office space into the kitchen dining 'great' room.... Work from the game room. :)

Nice I went by there this weekend but didn't see any movement. I am glad to know that they are now digging :D

If it has piling/foundation work, other than just a hole, it's officially under construction according to the CTBUH. Also, it can just stop construction! Fun.

But, seriously, it's been a long while since Turtle Creek actually warmed up like this. The forum has been around a long time and seen a lot of shit come and go like a plastic bag in the wind atop a parking garage. In black and white or grayscale, of course.
