Those tower heights 28,27,9 (as mentioned in recent DMN article) are taller than previous announced towers (18 and shorter). Did I miss something? If developer pushed for taller structures, seems like this would lead in SB’s column in DMN…

I noticed that too. There is only one tall tower in the preliminary renderings. The initial DMN story did say that the tower consists of 18 stories of residential “above” a boutique hotel. Is that the difference?

No telling with DMN. At the end of yesterdays reporting, SB says that the Knox Promenade project is “three stories.” I think that was meant to say three towers. So, is the 28 a typo? That rendering is clearly 8 stories for the apartment building.

What does the FAA height studies indicate?

The height studies were quite tall, so tall I wondered why DMN hadn't been mentioning it from the start.

The 28 floor, 445Ksf hotel tower is being estimated at a cost of exactly $300 per square foot, here, the 27 floor residential tower is being estimated at exactly $250 per square foot, and the shorter office/retail mid rise is being estimated at $200.

Nice ace to have up your sleeve. Thank you for sharing! So the original rendering would fit this height diagram from a certain perspective. You only see the short side of the apartment tower. That’s definitely the rendering I would trot out for all the HP residents to see in the DMN!

Well, every rendering is in the January Oak Lawn Committee presentation it has every detail rendered out including what sidewalks will look like that's where these came from.

I was asking on another thread if Grange Hall (Retail/Restaurant located at SW corner of Travis & Armstrong) had decided to stay at that location. They were reported to have leased the space at the opposite end of the building housing Beverley’s Bistro on Fitzhugh. Apparently, they are staying. I was thinking this tenant would be a perfect fit in or next to the new development. I looked at ownership of the existing Grange Hall building. Guess what? It’s owned by KD KNOX STREET VILLAGE HOLDCO LLC. This is the MSD Capital subsidiary which owns another 7-8 acres in Knox District.

I was also wondering what (if anything) might become of Morton Meyerson’s home (immediately west of Grange Hall). Interesting aside—Meyerson mentored Michael Dell during the early years of Dell Computer according to Wikipedia. I understand he doesn’t regularly live there any more. He has homes all over the world and this one looks to be a cold and sparse space. This building could be repurposed into any number of amazing venues. I have long fantasized about living in that building. Looking at the map, there are a lot of potential development sights south of MSD Capital project near Buena Vista & Armstrong. There are some odd lots near that intersection. Zoning would be a challenge.

Per DallasCAD, in 2020 MSD bought the Weir’s warehouse at BV & Armstrong, so that’s part of the 7 or 8 acres

Construction well under way. Moving dirt, entire block fenced off except for Cafe Madrid. They close or block Travis St most days due to all the trucks coming and going. That really sucks because if you’re not aware, you have to go into HP and turn around.

Will try to get picks tomorrow.

Here are some update pics. Looks like they are doing utility work around the site. Travis St torn up good—now working at the intersection of Travis & Knox. It will be a miracle if Cafe Madrid survives. You can’t hardly get to it at all except on foot.

Looks like they might be starting to dig a hole on west side behind Mashburns old space. Hard to tell from the street. Not gonna miss those stupid palm trees which have always looked out of place. Kinda surprised they survived this long.

This is the development I'm most excited about in this area. I'm still a little surprised there is no talk of completing that DART stop here. I guess it would cost too much.

The Palm Trees could be fake.

All the real ones died in February 2021.

Unless you mean specifically on that site, which I am not 100% sure about, windmill palms don't care a thing about cold and all most certainly didn't die in 2021.

Yes, three new buildings. A 25+ story apt tower, a 25+ story condo/hotel tower and a 9-story office building--all connected to and integrated into the Katy Trail at Knox Street. Just hoping all the noise and activity do not displace the local flock of wild parrots settled here. See renderings and site plan at beginning of this thread.

Sorry, I misunderstood your question. It was previously reported that it’s ALL going up at once. I believe all three share the same underground garage. Lots of discussion for this project still lives on the Knox Street/Knox District thread.

Those are Sabal palmetto (Cabbage Palm) native to the southeast. Almost all established palmettos survived February 2021 along with windmill Palms that another poster mentioned (Trachycarpus fortunei)

I don't understand the use of any palms in Dallas area as they seem really out of place with the climate and nature scape that exist here. I think it started as a trend at some point like country french or tuscan style and really should end.

In-N-Out at least plants them as homage to their Southern California (LA) roots. They were all killed in the freeze though and had to be replaced.

Not sure how that will work in TN though, where the winters are even colder.

Palm Trees are native to the area. Particularly, the Dwarf Palmetto. I’ve seen these planted across the area. Especially, in drought tolerant landscapes.

Not sure about the taller ones though

No site progress noted here. There are materials stored on-site which appear to be utility related. All work here the last few weeks seems to be related to the utilities under Knox St, Armstrong (now closed) and Travis.

They continue to shove dirt around, but no actual action noticed since they knocked down Mashburns/Lamps Plus (except for the front facade). What’s the hold up?

A couple of buildings occupying the current site have extended their leases to current tenants for another two years. Don't expect any movement on this development anytime soon.

There are no remaining buildings on the MSD site. Cafe Madrid and the salon next door is owned by someone who refused to sell. This building will remain. It is the one with a white roof (at the NW corner of Travis and Armstrong) in the rendering below.

Is this the development you meant? Or were the renewals at Armstrong and McKinney?

I’m not sad to hear this news. There are plenty of valuable goods and services at this development location (Knox Promenade) that are needed in the neighborhood. Wishing they were getting more than two year extensions, but it will do for now.

Only this interview with Ray Washburne:

“Behind that will be an Auberge Resort Collection hotel, with condominiums on top. We’re pretty much sold out, and we’re very encouraged by that. We’re also doing a 350-unit apartment building, and right off the Katy Trail we’ll have a one-acre park that’s surrounded by restaurants and retail.”

As far as actual construction, they just piddle around. Nothing to see or report.

So frustrating that we're missing a train stop for one of the most quickly densifying neighborhoods in town with no plan on the horizon for it whatsoever despite the station just sitting there waiting to be finished.

Plus 100K sf of additional retail / restaurant space is pretty sweet. Will be interesting to see what tenants they attract, as this space will be very desirable!

What a tremendous addition to the neighborhood! With all the bars, lounges, and restaurants that will no doubt be a part of this, Knox Street is going to become Deep Ellum for rich people (sans all the murder)! lol

I believe all at once. I didnt read anything about phases. It just said it will be complete in 2026

^If it's 2026 then all three seems a sure bet. Thats a rapid change for this area.
