I believe they announced plans for a second Skyhouse roughly a month before their first was scheduled to be completed:

I'm not sure when this second SkyHouse is scheduled to be completed, but, if they were to announce a third, I'd imagine they'd follow a similar timeline. I wonder if they will reconsider Oak Lawn as a location.

Las Colinas is knocking... Corner of O'conner & Las Colinas blvd pls.

But, I also like the idea of Dallas CBD. That parking lot where the BofA plaza twin was supposed to go would be sweet.

Sweet, indeed! Especially with Belo Garden Park right there. That area of downtown needs a catalyst, and more residential would encourage more retail further down Main toward Dealey Plaza.

But the Greyhound station across the street makes it a tough sell, in my mind... it isn't the best area, but it doesn't have to be that way.

A third Skyhouse would be more appropriate for Las Colinas. Las Colinas needs to grow in height/density. It has so much potential, especially with its lake and canal.

I agree the Greyhound station is a big issue... my partner works near there now and its not just that it looks unsafe the crime in the area is actually quite high. Something will need to be done about that at some point - it is going to continue to depres redevelopment in that area otherwise.

That part of downtown is where all the drug overdoses occur, if I'm not mistaken. The Greyhound, the DART bus station, the McDonalds...

I'm not implying that the Greyhound and DART bus stations aren't good things -- I'm just not sure what there is to do about the high crime that lingers in those areas.

That McDonalds has to go, though. It's certainly not the highest and best use of a downtown lot...

What are the chances of it actually leaving though? I'm pretty sure there is a similar one in Chicago that is sitting on some very valuable land, and if Chicago can't redevelop that McDonald's, then Dallas has no chance.

That one's a famous one, though. Essentially their flagship store (McD's is HQ'ed in Chicago). There's even a wikipedia page for it: https://en.wikipedia.org/wiki/Rock_N_Roll_McDonald's

The Dallas one is just a regular McDonald's. It'll come down if there's developer interest.

Anyone know what the occupancy rate is for the existing Skyhouse? I don't think it is very good. The floorplans aren't great compared to the rental rates. The second tower looks to be identical to the first. I don't see construction for another one anytime soon, or at least until the occupancy issue s addressed.

I'm glad the building appears less brown than it did in the renderings. Now, let's cross our fingers and hope the next Skyhouse is built smack dab in the center of Downtown, inside the loop somewhere! :)

I think the concrete on the building will be painted a brown color, if it hasn't been already.
Also, I wish this building was a little bit taller. I hate that it and the Ascent building are so close in height. It just looks kinda of odd with them clustered right next to each other right there without much of a contrast in height.

Plus the retail space in this garage has the potential to serve the largely under served market of neighborhood service. For Victory Park to work as a neighborhood it needs dry cleaners, cheap donuts shops, salons etc. Too much of Victory has been about specialty over hyped retail and restaurants. We need a more inner city neighborhoods that include both the special stuff that foodie blogs fawn over and the everyday things that make areas livable. That's part of what's missed in many of these developments and is why green field developments fail to meet expectations. There has to be some space for both or the neighborhood can suffer and never stabilize.

Well said. I think Dallas is still trying to figure out this urban living thing. The vision is Fifth Avenue or the Miracle Mile where every store is a flagship. But in the livable parts of New York and Chicago the stores are ordinary-- grocers, cleaners, hardware, framers, neighborhood joints. Not every store can be a destination and not every space can get those rents.

I am almost encouraged to see the Jimmy John's in VP. I hope it's a sign that Trademark has gotten realistic about what they have to offer and what the neighborhood really needs.

That's simply a function of 'newness' - that high dollar new construction doesn't support low rent shops without serious subsidy or without seriously large markets, or without making each individual shop very small, but Dallas I believe has regulations (or reservations) about how small retail can be and these markets don't have enough residents yet to call the markets 'large', and they aren't really willing to subsidize small shops, only large developers.

Businesses like Jimmy Johns can increase the size of their market by foisting part of the cost of reaching distant customers on their drivers. I guess you would need dry cleaners and other businesses who could do the same.

I think it's interesting that I've seen a few "bodega" type shops lease this sort of apartment retail space in the Frisco/Plano area, but not in the urban core of Dallas. I know that one of the Shops at Legacy apartments had a small bodega/convenience store, and I've seen some in the newer apartment blocks in Frisco too. Are Dallas apartment blocks charging too high rent? You would think that with the greater density in the Dallas core that a bodega has a better chance of turning a profit there. Also, where are all the family owned Chinese delivery places in the downtown/uptown core? Pizza delivery chains could also use this kind of space. Some cheap Korean, curry to go, and other similar types would be nice in this area. I think the downtown/uptown core overall lacks immigrant-owned businesses like this. I wonder if it is high rents or apprehension from apartment landlords to lease to this kind of non-flashy business. It would certainly make these neighborhoods more livable.

It's probably a combination of many things. Particularly, the high rent.

Look at the little convenience stores / shops and family owned Chinese / Donut shops on Pacific and Lamar. All these stores are in non mixed use a buildings That are not charging an arm and a leg.

We need more affordable retail space in order for small businesses to make a go at uptown. It appears that Developers will charge a premium for mixed used retail spots which in turn drives away these buisnesses.

There has to be more retail space made available so prices can come down in Uptown. And there certainly needs to be more retail space In the CBD.

I agree, but there is SO much empty retail space in the CBD underneath apartments. At some point, supply and demand should bring these prices down but it seems that maybe the apartment owners would rather them sit empty than lease to these type of establishments. Someone here mentioned that the retail space in The Merc has been empty since they opened. I know there's other empty spots in places like 1001 Ross, The Metropolitan, etc. Does anyone here have insight into downtown retail leasing prices and what these apartment building owners are asking for lease rates?
