Downtown Dallas: Magnolia Hotel

When the Grapevine-based hotelier bought the historic building, the new owners promised a makeover. The pending renovations call for creating 270 hotel rooms plus a three-story addition to the building, according to planning documents filed with the state.

The $65 million redevelopment is set to begin early next year and will wrap up in 2024.

The Dallas office of architect Gensler is handling the design.



Looks like it will be an LXR flag? Very interesting…

Maybe where their little surface parking area/driveway is.

Can't imagine the addition will be anything other than a 30-foot cover for their car port and entrance, but how cool would it be if they added a rooftop deck where you could see downtown from Pegasus' point of view.

Yes, I had seen the concept renderings before because they previously showed them to get buyers of the hotel interested. The hotel has already moved its Valet on to Commerce. The city, a few years ago, in agreement with the Adolphus and the Magnolia Hotel, agreed to take a lane away and declare it for on-street Valet, which is why it has different markings now. AT&T also took a lane on their side for drop-off and pick-up. Slowly but surely due to the popularity of Uber/Lyft/Alto and some need for active streetlife, the hotels have been getting rid of their old carports so they can build needed ground floor space for retail or more meeting space. Adolphus was able to build a new lobby and active retail, while the Magnolia will do something similar, just on a smaller scale. The Magnolia three-floor addition would go where the driveway is now so they can add meeting/event spaces on the above floors. On the ground floor where the pass-through to Pegasus Plaza was, I am not sure what they planned previously. All I remember is it wasn't a driveway anymore.

Found the renderings from May of 2021, when the addition was reviewed by the landmark commission. They probably have changed some things since then, but this is what was originally proposed.

The expansion will house a street-level loading dock and kitchen and meeting space above. A new restaurant would be built on the ground floor adjacent to the addition.

The revamped hotel would include about 270 rooms, according to previous filings with the state. The project would take almost two years to complete. The current Magnolia Hotel has 325 rooms from when the building was converted from offices in the late 1990s.

Supposedly, NewcrestImage, the hotel's owner, is talking to several parties about a management/branding arrangement. One that was mentioned is Hilton (which already has a presence in/near downtown), about a possible Waldorf-Astoria branding.
