This building was one of the first renovations in the early 2000s kick-starting the return of city life in downtown. I think there was a mid-summer mention of this most recent redo, and for some reason I think office space is being added in the middle..... hummm

I found this in an article about Forty Five Ten:

There was an article about this project posted on skyscrapercity's Dallas Development page last year. I'll try to find it. The entire building is getting an ultra modern facelift. It will be one of the most ultra modern jewels in the CBD when it is completed.

Before the heavy renovation work began, there was an alcohol permit on the window for a restaurant with the word Commissary in the name. No idea if that's still in the works.

From watching the construction work up close and personal on a daily basis I will be astonished (in a good way) if this is what they are doing to the building. It is currently mostly wrapped in Tyvek with a few builder grade windows facing Main St. It certainly doesn't look like it's going to be anything close to a glass box.

Yep. That rendering showed up in the old forum and we all commented on how it was probably a concept of what an Apple Store would look like on Main St.

^This confirms the TABC permit that was on the window before major construction started. I remember the word Commissary in the name under "applicant".

I think I like the sound of this better than an Apple store. While I also saw the resemblance in the renderings to their stores, I never understood the necessity. Right up the freeway, you have TWO very large Apple stores already (one at Knox and one in NorthPark). Not sure DT could support a third one so close.
I think this "commissary" could be very successful given all the bodies nearby, particularly the new hotel next door and condos across the street.

A take home meal option for everyone living downtown would definitively fulfill a need and likely be very successful.

Slightly off-topic, but FedEx has completed its move to the former sandwich place and closed down its Ross @ Field location. If Fast Signs moves, I sure hope it's a sign that Headington is moving forward with something there.

Well, maybe I spoke too soon. At least the first floor facing field looks to be floor to ceiling glass with a mosaic tile pattern on the interior walls. I will try to take a photo later unless somebody beats me to it.

Description. This soon-to-be jewel in downtown Dallas includes renovations and additions to an existing 4-story + basement building. The new program for the building consists of meat processing and a bakery at the basement level, a ground-floor restaurant, and office space above the ground floor. We were able to determine that with moderate reinforcement, the existing structure could support a vertical addition of an office level at the existing roof level, gaining valuable leasable area for the Owner. Additional design challenges include structural support of new roof-top mechanical equipment and new façade materials.

Man, what an improvement for the appearance of that building and its new uses are exciting!

That rendering certainly doesn't sell me but Tim Headington usually doesn't skimp on finishes so I am anxious to see what the final product actually looks like.

I saw one block of checkerd blue and white tone tiles on the exterior today. Not sure if that blue translucent rendering is the real Tex Mex enchilada.

According to the rendering above it looks like there will LED lights surrounding the window bump outs that will light up the blue surface. I believe the tile is being used selectively in cutouts on the building not to cover the entire thing but I could be wrong.
