Downtown office tower will be the latest Dallas building redo

“We are thrilled to lead the marketing of this iconic asset,” Sara Terry, Colliers International executive vice president, said in a statement. “With its incomparable downtown Dallas location between the AT&T Discovery District — which had more than 2.7 million visitors in 2021 — and Dallas City Hall, Radiance Plaza has the potential to attract a diverse range of businesses as long-term tenants.

“The surrounding neighborhood has dramatically transformed over the past two years,” she said. “We expect Radiance Plaza to generate exceptional interest from tenants seeking an unparalleled, amenity-rich destination with phenomenal access in the heart of the central business district.”

Renovation plans include a newly landscaped outdoor plaza, a conference center, tenant lounge space, a rooftop deck and updated common areas throughout the building.

1301 Young St. was a Federal Building as part of the government center concept, correct?
Not a tower, exactly — kind of like a fraternal twin of the central library branch nearby.

Was there no way to blast-proof it per regulations for continued federal office usage because of the location of the glass atrium wall along Young Street?

Could use some nighttime atrium light sculptures, murals and animated mobiles, now that it’s private sector, facing out through the glass.

Interesting that now they are turning parts of the parking lot into a plaza but just dressing up the existing concrete that surrounds the existing asphalt lot. They still want to keep the surface parking in place. I wish AT&T wanted this tower so they could absorb the parking into more Discovery District. as well as bring more office workers downtown. Now that they have sold off Warner Media/HBO they really don't wanna bring a lot more Downtown I am sure. This is just lipstick on the pig, albeit better than the existing backside of the building as it stands now, just not a real substantial improvement.

A new owner needs to want to build either more building on that lot with ground floor space or turn it into a partial plaza/retail space with smaller structures that don't block existing office windows. Even just a two-story glass box style retail/restaurant spot on that lot with greenspace would expand lots of energy towards City Hall and the Library. Doing so would make their building a lot more attractive to tenants that want direct access to AT&T and allow them to get a more premium price for rent in the CBD They just don't wanna spend a lot of money on the connection to Discovery District, and without bigger changes to that asphalt lot, it will continue to be a dead-end for AT&T's Discovery District. A glorified smokers' shelter. We are so close to bringing activity to City Hall with the right changes here, but these owners are unwilling to invest enough.

The building was constructed in the late 40s/early 50s as the HQ for Employer's insurance. The architect was none other than the great George Dahl. It received a major facelift in the 1980s, which IIRC won some architectural awards.

^ My recollection is that it was Dahl, but who knows.
