West End Apartment Development

This is an intriguing development. This spot would only accommodate an apartment tower, if that is what is being proposed. Here's the DMN article:

Yeah, much too small of a space for a Texas donut. This could be interesting.
I'm bracing myself for a gargantuan podium, but I'll just be glad to see another surface lot bite the dust.

I don't mind the lower density stuff in the rest of block if something higher density ties them together.

The proximity of the property adjacent to the DART Terminal could be a blessing and a curse. There's a lot of crime in that area, so the policing would have to be stepped up. The size of the property lends itself to an apartment tower only. How high of a tower is up to the developer, but I'd guess it would have to be 40 to 45-stories at least. This is a smaller footprint than the Atelier tower in the Arts District, which is 46-stories.

DART has been planning to use that lot as a worksite/materials yard for D2 construction. Depending on what happens first, they may have to change their plans.

DART may have to look for another empty parking lot to rent. I'd bet the new owners will have quite a lot to say about anyone dumping equipment on their property.

Too bad the purchase didn't include the SW (the liquor store and cell phone place) corner of the block. I don't mind that the FedEx/ex-gas station and the gas pump 7-Eleven weren't included.

I want that 7-11 gone. It's ran poorly.

Glad to see residential establishing a foot print on the west side of the cbd. I can’t think of any residential on that side of the cbd. This area can easily become a live, work, play in the years to come!

I have been wondering if Banyon already owns one of those parcels. Whatever is the project, it would benefit from the exposure on Griffin or Lamar.

Indeed. There are, though, a few that come to mind already in place. 1001 Ross (used to have a CVS) is across the street. Also across the street is Arrive (used to be called West End Station Apts.). Then further down is 555 Ross. All of these are low-rise, though.

Not sure I would hold my breath on a tower. On Banyan's website all of their projects are 5-6 stories max, and this lot isn't that different in size from the one they're working on in Oak Cliff.

I'm fine with a mid-rise on this lot. that's pretty much all that is around that section of downtown.

Yes, mid-rise is the right direction to go in this neighborhood of downtown. It will continue to activate the streets and it will be another good addition to the city.

A group of friends and I just tried out the empanada place across the street from this development site, and I was surprised at how busy it was. This little area was pretty active with museum & aquarium visitors. Excited to have this project enhance the area even more.
