Developers planning a new downtown Dallas luxury hotel are moving ahead with plans to start the project.

Plano-based Sam Moon Group plans to build the 283-room JW Marriott hotel on Ross Avenue across the street from the Trammell Crow Center office skyscraper.

Plans for the 15-story luxury hotel – to be built on top of a new 10-story parking garage at Ross and Harwood Street – were announced last fall.


Looks like the hotel is a go.

If the hotel starts whats the likelihood we would get the residential portion since we haven't seen new construction residential in Downtown Dallas except in the Farmers Market area. Up until now everything apartment residential in the CBD has been old building conversions. I mean we are basically out of buildings to convert to residential unless one of the existing office buildings unexpectedly closes and becomes a candidate.

Like I said outside of the Farmers Market. The Galbrieth is a valid point even though its target towards affordable housing makes it a little more unique. The comparison being we haven't seen the interest yet like we've seen in Deep Ellum, Uptown, Oak Lawn.

Actually over 700. Somewhere around 740.

Last we knew "they" (the owners of this property/development) are waiting for an apartment developer to show interest in and buy that part of the property from them.

Which sounds about right. They being Trammel Crow tower owners were only interested in building a parking garage. The hotel and residential were just ways to get the garage project through the development cycle in city hall. Promise a Gucci bag and a Bentley parked out front, but deliver a Jimmy Johns and a parking lot.

Barring some groundbreaking shift in engineering/construction methods, the parking garage will always be the first part of any project to be built (leave aside for a moment the pipe dream that more than a handful of Dallasites will embrace a car-free lifestyle within our lifetimes). On top of that, should a project run into financial difficulties, the parking portion has some independent utility as public parking. Everyone complaining and/or casting aspersions about the true motivations of the developer should be happy that despite all the supposed "broken promises," the garage was engineered and built such that it could support an apartment/hotel complex on top. A greedy developer wouldn't go to the extra expense of over-engineering a standalone parking garage if they never intended to further develop the structure when demand warranted it.

It is a nice looking garage and good retail tenants are occupying the first floor. That’s already a big improvement over what was there.

A zoning change request sign has sprouted on the planned apartment tower area along the Olive Street side.The number is Z167-360.

Maybe someone can find some new details.

Until the COVID-19 chill on the hotel/travel industry is over, I'd expect this project to be on hold. It's the only prudent thing to do.

Has there been any word on the status of the other (residential?) tower?
I only ever see the rendering that leaves it out being used in articles. It would be nice to know if it's still in the plans.

I assumed that it would be done in phases and that the residential tower wouldn't even begin until the hotel is completed.

I don't know if I read that anywhere, but that has been my assumption all along. Glad to see the hotel portion moving forward though!

I suppose if the current pace is any indication we might expect groundbreaking on the residential tower to start in 3 years :P. Hard to believe it's already been three years since the garage began.

Not sure there's really a plan per se for the residential. Some time after the initial concepts were shown (and IIRC after construction started on the parking garage), they started marketing that portion of the block, seeking another developer to buy it and (presumably) develop residential. So, it's pretty hard to even hazard a guess as to when any of that might happen.

I was at the office today and looked down to see if anything was happening on the roof of the garage. Nothing yet.
