Cool shots, they are almost up to six. I will be watching to see if they continue up from there where the hotel is supposed to be.

I read somewhere that the hotel will start as soon as phase 1 is complete and when phase 2cis complete then the residential will start. But that's just what I read.

The parking is obviously Trammel Crow Towers main concern since it guaranteed as part of leasing so I have no doubt that it is the primary goal. As far as the other phases, they could easily dismiss them later if they wanted to despite the advantage the other two phases could have a positive impact on the overall neighborhood improvement.

Last time I walked by this place I noticed the space on the east side where nothing is being built. There was a large picture on the wall in front that showed a green park like setting in that space. Doesn't look like the residential tower is coming anytime soon.

It sure is...and that why I’ve been very vocal in my dislike of it. Hopefully, the other phases will be competed soon. Then maybe I’ll change my opinion...

Yall have to realize that the hotel is going to be built on top of the garage and its going to have about 30,000 square feet of ground floor retail.

Oh don't worry we realize it but the hotel isn't a sure thing until it starts construction as is the same story with every pretty rendering project that gets flashed around in this town. Plus there are plenty of garages built in the CBD that had the same intentions. Garage with ground floor retail which sits mostly empty or in 10 years is empty and the operator doesn't care cause after all this is a garage project first for the office building across the street.
All the other stuff is just extras they threw in to add lipstick to the pig.

Worst case scenario we get no hotel or residential tower and one retail space gets occupied by Jimmy Johns or Subway. I just hope they at least get some neighborhood service retail, dry cleaners, casual sit down eatery, nail/hair salon, maybe a fine dining restaurant.

Of course that's all you're going to see now because its phase 1. The hotel is going to happen. The residential may be a while longer,but the hotel is for sure.

When the hotel actually does start then I will congratulate the action but until then I will be skeptical because developers promise more than they actually give. Phase 1 and the only phase that matters to Trammel Crow towers owners is the parking. As I said before the rest is just extra mixer in the cocktail they are already enjoying.

Does anyone have any scoop on this one, or are we waiting out to see if we're about to get a 10 story blocksized parking garage?

Will they add the external cladding before the next phases begin? Have any tenants signed on to the retail portion yet?

Not sure if anything's changed, other than not enough construction workers or any back-pedaling on the part of potential tenants or bank financing. I don't see much media reporting on a rush of anyone wanting to be a part of the project, as of yet. The hotel part doesn't seem specific as to a brand so far, either; I've heard 1 or 2 names before, but nothing like 'oh it's gonna be a _______' lately.

They are pouring the 7th floor and it's apparent they will be moving up to 8 as the forms for the ramps to go up another level are already in place. Huge garage keeps getting larger. I guess one more after 8 for a total of 9?

The exterior cladding has started to make an appearance. Saw it from up and far away but it looks very white.It also appears they are working on the individual retail spaces or close to it.

Yes, the cladding has started going up on Ross and a bit on Harwood so far. It's white or white-ish and appears to also have glass. They have been attaching the hardware for the cladding on the lower floors over the last couple of weeks. It looks pretty interesting so far (vertical rectangular pieces of glass w/substantial white louvers and framing dominating the overall look in a sense), but, I suppose we'll see how it all ties together later. We'll just have to start getting pictures of it so this description can be revised! I'll get one this week as well.

When you walk by every day, it has gotten easier to notice little things like exactly where the reserved areas for a hotel lobby are being designed-in as well as for the retail spaces. The underside of the second floor gives it away in a few spots.

I was thinking:

They cover it? It isn't getting built or it'll be quite some time and wow it's nice they at least made the Olive side look aesthetically more pleasing than an open side until the "time is right" whenever that is.

The don't cover it? Either they'll start soon with a new re-positioned crane or wow wouldn't it suck if it's open for years before/if ever starting. . .

Working on floor 8 and FWIW I count five elevator shafts, four of them on the hotel side or where the alleged hotel is supposed to go. Should be one more parking level.

Boutique grocer Royal Blue is going in a corner spot on the groundfloor of the 33-year-old skyscraper.

And a new full-service restaurant by Dallas' NL Group will also be locating at the base of the tower.

Across the street fronting on Ross, leases have been signed with two more eateries - Roti Modern Med and Southpaws Grill.


Interesting that they would open a Roti so close to the other location at McKinney & Olive.

That's a surprise, but I always welcome restaurants that add some variety to the food scene in the urban core. Way too many American restaurants, and not enough ethnic food. Which is a shame, because we actually have amazing ethnic food out in the suburbs, but not much in the core.

I've never been to Roti, but it doesn't seem as authentic as some of the restaurants in Irving, but I still see this as a step in the right direction.
