Downtown Dallas: 2000 Ross Project

Here is an article promising a start of work soon on the project on Ross between Harwood and Olive, across from Trammell Crow Center.

Construction will start this quarter on the new building on the south side of Ross, and work on the Trammell Crow Center renovations will be underway by midyear. The project is set to wrap up by fall 2018.

What a fantastic project!

The retail addition and new entrance look fantastic. I wish the Crescent had been more ambitious and done something like this, instead of simply plopping a Shake Shack in front of their building. I'm happy the Shake Shack is there, but I feel like they could have done something more grand in that location and really made it a cool destination.

The new entrance will be impressive!

I also read that the lot next door will be done in phases. I hope they have enough momentum to do both projects, meaning the hotel and residential portion at the same time or within months of each other.

The new entrance plans look great, and there is a lot of space to better utilize around the base of the tower. I know the "light/bright" renovations are the trend right now, but the current interior with its layers and layers of dark wood, brass, and expensive marble are still very impressive. Postmodern buildings are now receiving upgrades similar to how some art deco interiors were stripped bare for 1950s modern improvements.

It's great that they are bringing some retail street life to Ross Avenue, even on the tower side of the project. 2100 Ross and St. Paul Tower have done the same thing.

I wish Chase and Fountain Place would do something too.

The fact that these 80s buildings all overlooked the idea of making Ross a walkable retail street is a factor in the discount from Uptown pricing. The current owners could remedy that and capture some additional value if they invested in Ross, both at their properties and by forming a PID.

Don't sleep on FP's parking garage next to the Fairmount. While FP's new lobby design doesn't include retail, the first floor of the new garage will.

maconahey posted this link on another thread. Check out the renderings. I had no idea the Fountain Place project was going to have this kind of impact on Ross.

I guess we're not so different.... people in 50 years will just not understand how anyone could destroy something so nice. The Postmodern Building (and legacy tower) preservation initiatives will struggle to save the few remaining examples found downtown. ha

I really wish the Crow Collection of Asian Art was getting more floor space in the TCrow Center AND a refreshed expanded presence on Flora.

I really was surprised how that wasn't even mentioned by the writer of the piece. They just blatantly ignored it which made it seem like it would be removed in some way.

I'm becoming less satisfied with Steve Brown's writing. He seems to omit at least a few important details in every article, without fail. Lately he hasn't been reporting expected completion dates for projects, and it drives me wild.

With the posting of the terrific renderings of AMLI at FP, I wanted to post the renderings of 2000 Ross. These are 18 months old, and I wonder if things have changed. But Ross is getting exciting.

This paid parking lot is closed now with the entrances taped off. Crews are there now uninstalling the lighting poles. Looks like some dirt is about to start flying!

I just happened to also notice that the parking lot was empty as I was walking by this afternoon. Originally, I was just going to take a "before" picture of the site diagonal the lot from the DMA when I noticed something was definitely different.

It was a bizarre sight seeing it sit empty and stripped of most equipment; and, a Platinum Parking truck driving away with miscellaneous stuff. . .

I noticed the empty lot today from my office building window. I really wish they were moving forward with the residential part of this project as well. That's a bit of a disappointment that we have to wait for it in another phase.

Is that the case? I thought that was speculative and not necessarily concrete.

Noticed it the other day. Clearly not 2018 for 2000 Ross, but maybe for the Trammell Crow Center update. I think it gets another 10,000 sqft of retail.

The building front will be major improvement. It finally looks welcoming.
The Fairmont should take notice. That building is screaming for a renovation.


Now if only the Ross Tower garage was torn down and re done as a mixed use building with retail. Then Ross would finally be turning the page.

I know it has been discussed before, but I wonder how a Fairmont residential conversion would go? I remember some discussion about who actually owns the building, but it would be interesting to see Fairmont build another tower as the one in Austin..

And as far as tearing down the garage parking, unfortunately the parking demands in this area will only go up in the future.

Plus that garage was built for a tower so its more likely to get more office space on top than be torn down and rebuilt with more parking and a new tower. Plus the garage has space to add retail and a lobby as part of its previous design. It's all around more likely they will need to build more parking somewhere else so they can flip the garage for more development.

I can assure you with 100% certainty the parking garage for Ross Tower will never get torn down or have parking reduced in anyway until self driving cars have created a structural shift in office tenant's requirements for parking.

Cause both projects are tied to each other. 2000 Ross is about increasing amenities for Trammel Crow tower and most of all more parking for Trammel Crow tower. Trammel Crow is also starting construction on its redo around its base. All being done by the owners of Trammel Crow tower.

...too bad the Crow Collection of Asian Art isn't getting a boost out of all this.

Headington properties eventual development a block away will most likely control the parking for a few blocks along Ross.

Across from the Trammell Crow Center, construction will start on a high-rise that will house retail space, a parking garage and a 200-room hotel in the first phase. A 400-unit residential tower is planned for future construction on the block.

"Planned for future construction" seems a bit dubious to me. That said, everything planned will be an enormous upgrade.

This question doesn't relate solely to this development, but I'm curious: Was Klyde Warren Park the catalyst for all this? It seems like there's been so much attention paid to the area, that I can't imagine it's pure coincidence.

That opening drone shot of downtown/uptown gave me all the feels! :P I'm very excited about this project since I work next door. It'll certainly liven up this area. Can't wait to patronize the new restaurants, too.

Pieces are coming together, between this on Ross, the Arts District, Park District towers and the park itself we have a nice sized area coming together. The hotel at the 2000 Ross project is a great addition. Probably need another one close by on the other side of the park.

The energy is in Uptown because it was built out more recently and reflects the live-work-play dynamic people want. Ross Ave is a collection of isolated corporate monuments with no walkabilty, which explains why M&O can get $50+psf while 2,000 feet away TCC, every bit as nice a building, gets only $20 psf.

KWP bridges the two worlds. And if not for KWP, Ross Ave would be getting even less love and attention.

The bottom line is that the Ross Ave owners are playing catch up, and until this and other projects make Ross Ave more livable, the question for the Ross Ave buildings will always be how much should be the discount from Uptown rates?

There is no question that KWP was the catalyst. Take the park away and insert the hole with loud traffic and the entire ambulance of the area is transformed to the negative freeway scar that it was. Certainly the area would have developed but at a very different level. Jody Grant had a vision and the will to get it done. Rewind 15 years and there were very few who saw what he saw, and fewer still that were willing to put their energy, reputation, and money into making it happen. There were certainly parts in place, but to string them together took a vision and that vision was the park.

Between VP, KWP and Harwood, I count seven residential towers under construction and a couple more proposed. I guess we need to see if Dallas can fill those up before TCC will go forward with theirs.
