Columbus Realty, which built the apartments at Plano’s $3 billion Legacy West development and other successful Dallas-Fort Worth projects, has joined with the owners of a 47-acre site on the Trinity River.

The 505 Riverfront Boulevard property sits at the foot of the iconic Margaret Hunt Hill Bridge and is one of the city’s largest riverfront development sites.

Great news! Looking forward to more development on this side of the pedestrian bridge. Seems like there's always a decent amount of activity on the bridge (meaning it's not completely desolate/barren), so it'll be nice to have some newer development on the Design District side eventually.

Well I'm guessing the entire freeway facing side is just a lengthy parking garage. Probably looks awful from the freeway :lol: That's alright though, only a problem when we address the freeway problem itself in the distant future. For now I'm just glad to see so many units.

And at least these units will have access to the newer sidewalks and bike trails along Riverfront the county built recently connecting the development to the surrounding bridges over the Trinity and into Victory Park, West End, and by extension the Katy Trail. Also gives Victory Park more close in customers so that area can continue to stabilize. Plus this pops the stalemate for urban development near the jail and bail bonds sites that dominate this section of town.

Finally something happening here, just drove by a short time ago and didn't notice anything but will have to take a closer look next time I go by which could be tomorrow. Hope we get a pic soon.

I posted this in a more rough format on the Discord, so I'll throw it here.

MissArk Real Estate is the owner of the ~42 or so acres. Columbus Realty, the developer of these apartments (505 North Riverfront) was one of the developers involved in Legacy West. They purchased the ~5 acres for this project from MissArk Real Estate, so this property sitting for so long is to be blamed on MissArk.

Props to Columbus Realty for actually making a move on this site, but yeah, the Plano-style wrapped apartments on such a prominent site (forget Margaret Hunt Hill, how about the damn pedestrian bridge) is disappointing.

Agreed, but I'm just glad a developer had the guts to do anything here, finally. Hopefully, future adjacent developments go vertical. These sites deserve it (and would be great density for such a great location with the trails/pedestrian infra all around).

Great project, but the article says Columbus was attracted to the site because of the planned Trinity River Park. Did I miss the memo? I have not heard of any efforts to make that happen in the near term.

It's hard to call these "Plano-style" apartments when this design is all over "urban" Dallas.
It's a shame though because this area should be high-rise residential.

That's a good point, let's hope it spurs on some actual construction of the park. It's been sitting for too long.

I agree. Plus in the renderings there are some of these style apartments. Anything to get rid of the millions of bail bond places is nice. The bridge is usually busy but more towards the west side. Hopefully this will begin the redevelopments around there like the cabana hotel.

I believe we're still waiting on the U.S. Army Corps of Engineers to finish their flood improvement plans. When they do the park plan can be modified and presumably built piecemeal around the levee work, but don't expect anything to begin until the USACE tells us exactly what it's planning on doing. That park is years away and I don't think any of us should hold our breath for it.

The park was only bait for the toll road...
Once that idea was deemed idiotic and wasteful...
The park stalled...

Back to the building, I like how it has actual sidewalks sans those stupid grass strips. That's an improvement over most Dallas projects in and of itself.

OK. I would add that the neighborhoods along Riverfront from here north all the way to Turtle Creek/Manufacturing have really started to get cleaned up and leased up nicely. The bail bond action is south of here near the jail. I think this location is fairly attractive now and will only get better. This project and the Urby will be the residential bookends of the neighborhood.

Finally getting something anything built at that end of the bridge will be great.
From the west it feels silly to walk more than halfway across the bridge knowing the only thing waiting on the other end is a gas station and some warehouses. Get residents on the east side and the pedestrian bridge might function as an actual bridge.

And all the cynicism surrounding the trinity park is rightly earned, but I still hope something can materialize. There's no more risk of the toll road, and the USACE will keep Dallas's worst ostentatious design impulses in check. I just want to see a more natural and inviting pedestrian access for entering the levees and I think the overlook parks are a good idea. It's everything between the levees we shouldn't bother messing with. Just plant some native blackland prairie grasses and wildflowers and let it rewild to the extent that flood management allows us.

I have thought the same thing forever, plant some native stuff and let it go. It's infinitely less expensive. But yay on the development on the east side, one success will bring more.

The reality is this area is still not been tapped and we need a seed project like this to poke holes in the current status quo of drive-thrus, bail bonds, and older designer furniture shops that have odd hours not conducive to a living functional daily city activity. No one was ever going to walk in and slap a 30-story luxury residential high rise here the way it is. Something on this scale starts to set the presidence for density and walkability since it actually connects to the street. Next, another developer can feel more confident to flip existing buildings into walkable restaurants or businesses that don't just cater to designers when they open their showrooms once a week.

There is no reason to at this point. Moving the jail complex would require them to find a new location in a community that won't fight it. You put it in an area like South Dallas and you end up starting a fight about systemic racism. You try to put it more north Dallas and Karen will have the entire PTA armed and ready for the fight. For now, they honestly have no reason to move the county jail and court buildings.

I thought about that but there are some areas that are more industrial (Irving Blvd. around Mockingbird for example) where hopefully that topic could be avoided? I agree there is no reason to move it right now, but maybe in the future?

You know I actually disagree.. I think 5 story is perfect. The reason I say that is that a 10 story building would actually obstruct the view of city from the bridge.

At the trinity overlook, Lew Sterret Judicial Center creates a giant wall from the out look. Imagine what a tower would do!

I think 5-8 stories may be the right height. I think a structure being tall enough to hide some of the nasty overpasses is what may be best.

This is county-level stuff but yes people can complain and projects get canceled all the time. Hell, even the Trinity River Tollway finally died after decades of complaints, exhaustion, and boredom with the topic. The South Dallas Inland Port/Hub was held up by a certain South Dallas commissioner because he claimed it needed more studies to determine its viability. There are always ways to paint projects to the listening public to get them canceled or delayed indefinitely.

I do think there are spots where it could go honestly if it made sense one day but I do not think that is the primary reason at this point developers haven't touched these properties. These sites have decades of issues not related to the county jail that also weigh on the viability of this site. Fighting homeowners in Bishop Arts to put up 300+ apartments is an easier and preferable direction for developers right now. Eventually, things will rise above those issues as Trinity Groves and Bishop Arts/OakCliff Gateway become too busy and the Design District also applies further pressure towards the south of Riverfront Dr. then these properties will get the attention they deserve.

In addition, those county buildings (court house, jail, etc.) are not that old (built in 80s?). Many years from now a redo vs relo argument will transpire. At that point, when the land itself is even more valuable, may make sense to relocate somewhere else - hopefully close to a DART rail station. But wherever it goes it will probably face stiff opposition.

Looks like the dirt work is going north all the way to Continental and to the foot of the Ronald Kirk Bridge Park. Access to the park will be a nice amenity for the residents.

So the site will be on 110 Continental St. I think that's the plot by Jack n the Box. How long till the tattoo shops and fast shops bit the dust.

I'm not totally sure. Steve Brown here is describing this development as "being built on part of a 40-acre site on Riverfront Boulevard near the bridge.", referring to this old article: https://www.dallasnews.com/business/real-estate/2018/03/23/dallas-riverfront-project-would-bring-shopping-and-apartment-towers/

This current development sits on some of the old site plan. I'm really not sure if Columbus Realty bought just this portion of the site or all 40 acres of it.
