I posted this in a more rough format on the Discord, so I'll throw it here.
MissArk Real Estate is the owner of the ~42 or so acres. Columbus Realty, the developer of
these apartments (505 North Riverfront) was one of the developers involved in Legacy West. They purchased the ~5 acres for this project from MissArk Real Estate, so this property sitting for so long is to be blamed on MissArk.
Props to Columbus Realty for actually making a move on this site, but yeah, the Plano-style wrapped apartments on such a prominent site (forget Margaret Hunt Hill, how about the damn pedestrian bridge) is disappointing.

finally. Hopefully, future adjacent developments go vertical. These sites deserve it (and would be great density for such a great location with the trails/pedestrian infra all around).
