Downtown Dallas: Modera St. Paul (16 ST)

Now Mill Creek is also looking to build a 16-story rental project on Wood Street in downtown Dallas just blocks from the Farmers Market.

The Modera St. Paul high-rise would be built south of the Statler Hotel on what is now a parking lot. The building site is owned by Dallas’ Hamilton Properties, which has developed multiple downtown residential projects.

The more than half-million-square-foot building would start construction this spring and open in 2024, according to planning documents filed with the state.

WDG Architecture is designing the more than $70 million development that will include retail and a six-level parking garage.

Mill Creek officials confirmed that the project is in the works.

Cool. Their Knox Park tower isn't bad. Hopefully they'd be building something at least as solid downtown.

Honestly, at this point, I'm happy to see anything that isn't a parking garage being built in Downtown. Based on the size of the land the location, it's about as best as I would expect to be built, and I'm happy with that.

It's actually a pretty decent location too, even if it is just slightly off the beaten path. They will be really close to Main Street Garden and the upcoming Hardwood Park and also not too far from everything happening at the Farmer's Market and East Quarter.

Hoping to see more of these mid-sized developments kicking off the CBD in the near future, it's about time we start getting rid of some of these parking lots.

There is a rendering of this somewhere. Maybe it was in a DDI presentation but I remember seeing it last year.

Good infill. Surface lots are slowly disappearing. Each one gone is a step in the right direction.

/\ Yes and infill in an interesting place, which is along EMC where most of the existing buildings have already been converted to residential. So these types of projects are a logical next step to satisfy residential demand in that corridor.

There are plenty of surface lots on Young and Wood along the south side of EMC where more projects like this one could be done, so I am rooting for Mill Creek to have a big success here.

You can’t tell if there is ground level retail in the project, but I hope so.

That's a nice-looking building! I don't see the pretend retail signs in the rendering so I assume there won't be retail, but you never know. I also hope there is.

Oh wow, I didn't even read my own article. Didn't realize that retail will be included in this, that's great to hear. I'm not expecting much, but even getting anything would be nice.

The views of Harwood Park to the east, (with the church, Block House, Shriners etc in the foreground) would be interesting. And if you tire of walking your dog at Harwood around the corner, there's City Hall Plaza very close, and Main Street Garden only a minute or two further. I like.

I had completely forgotten about this one. Glad it's moving forward and bringing that East Quarter momentum (and look) to the Harwood Historic District.

I like the way these guys at Mill Creek think. I hope they got a good deal on the site. The parking lots that run to the west on Jackson, Wood and Young look dead, but in reality there is plenty of action accessible on EMC and at AT&T, and green space here, to make apartments along this stretch quite desirable. And then DFM and EQ are within easy reach. This neighborhood is a bit of a sleeper and I think that as a result many very good deals can and should get done here. Needs a name though.

Yes, lots of potential to be a great urban area in this part of downtown. I believe this parking lot is already fenced off for construction to start.

Would be nice if the city would put in a pocket park or landscape the tiny parking strip across the street. Even just grass would be better than what is there now.

Or how about playground on that strip on the north side of City Hall Plaza?

Recent drone aerial. Bonus - Jackson St Apt and Harwood Park construction. At the end, you can see the recent growth of the Farmers Market with the old Office (next to The Shed) demoed for new Apts.

I’m so glad infill is occurring in this part of downtown.
