Postby quixomniac » 08 Jun 2021 22:38

Looks like they got their funding and are getting built.
Should make for an interesting area...8 stories, 190 units and retail!
Now if only theyd fix that cluster Fk Exposition plaza!
Developers get funding for new Deep Ellum apartment community
A residential building on the way in Dallas’ Deep Ellum district will bring 190 new apartments to the neighborhood.
Called The Willow, the eight-story building is planned at Commerce and Willow streets on the eastern edge of Deep Ellum. The rental community site is next to the Santa Fe Trail.
The Capital Markets division of the commercial property firm JLL provided funding for the project, which was designed by Omniplan architects of Dallas.
The apartment building will include live-work units on the ground floor, an elevated swimming pool with downtown views, a rooftop sky lounge, indoor/outdoor co-working space, a fitness center, a bike workshop and a coffee bar.

Oooh, I really like this one. So many different, unique shapes, angles, and materials. It's as if its designers put some actual thought into its aesthetic.

Eight stories, nice. Good addition for that immediate area. Hypothetically speaking, those views will be insane. Reunion, The Stack (mural side woo), The Epic, all the way north to Cityplace Tower.

Judging from Google Earth, it looks like Reunion Tower will be blocked by the Novel Apts, and possibly also by the the East Quarter apartment tower.

As for the Stack, they'll probably have to offer discounts on the units that face that abomination. :-)

Eh, the mural and brick will be what’s seen on The Stack from that, but if it was viewing the southern blank wall… Yeah definitely.

Didn't realize how far along this one is in construction. Looks like it could be ready by the fall.

Thanks for the update, this is great to see. Love how they didn’t waste any time, and didn’t go for something overly ambitious.

Great to see the progress, knew it was underway but didn't know how far along it was. This makes me even more excited for The Juniper, their larger tower across the street. Two incredible projects, plus the park adjacent to the DART tracks that they're putting in.

The Juniper is no longer going to be a 19-story tower. Concrete and construction costs increased too much so it's been redesigned as a smaller seven-story building.

Apartments set to start near Deep Ellum

[EDIT: The new rendering looks similar to what's been built across the street at The Willow.]

The story mentions another development site near the old Ambassador location in the Cedars.
Anderson said the developer just tied up another apartment building site south of downtown. “We closed on an exciting development site in the Cedars at 1506 Griffin Street West,” he said. The building location is across Ervay Street from the former site of the Ambassador Hotel which burned down in 2019.

^ Strange, I don't see any shootings or stabbings in that rendering. Maybe that's just in its nighttime version.

It's BYO-SOS
Six and seven storeys is a good infill norm for the core now. Combined with more street trees it could even eventually make the sidewalks more lively in many parts of the core by reducing the ambient summer temperature, after reducing the amount of heat that the concrete pavements absorb and re-emit.
