I lean toward this, too; the twin, mirror, would be the best. But I'm not at all disappointed by what's proposed, I like it, anticipate it to be complimentary but this is probably one of those deals where everything has to be finished, up-and-running before the we know.Dragon_Lady wrote:Only a twin could compliment the first born. Knowing this had to be residential, I expect this is as close to the original as we were going to see. Again, I love this new tower and can't wait to see it rise!

Compared to all the other apartment towers that have gone up, are currently going up, or proposed this is a home run! I think it instantly becomes the nicest apartment tower in Dallas from an exterior perspective.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
I love it. I believe the whole Fountain Place complex overall will easily turn into one of the most desirable places to work in Dallas once it's fully built-out. Hopefully another 80's towers will want to mimick what Fountain Place is currently doing. It would be nice to hear that BOA for example has begun looking at neighboring parking lots to build a residential tower. Might be too soon now, but if Fountain Place's value shoots up, it wouldn't be all that surprising in the future.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
I could see this happening. People are willing to pay an arm and a leg for apartments in Uptown that have very nice finish-outs, great location, but the exterior looks very bland/mundane. This is one of those buildings that everyone in the metroplex will know, so not only will you be paying for the nice interior and location, it's also a status symbol to be able to tell people you live in this building. Buildings like The Taylor and The Jordan are super nice and expensive, but most people (especially outside of Uptown) aren't going to know what building that is.dollaztx wrote:I love it. Architecture quiz: Which Fountain Place windows are not like the others?

Over the years, however, technology has changed, and that means the windows on the new building will be double-paned instead of single, as in the original. To insure a precise match in color, Page Architects, who are designing the new tower (the original was by Harry Cobb of Pei, Cobb, Fried), got permission to test eight of the new windows in the first tower.

I love the attention to detail going into this project. I hope we see more of that in future projects.

Any movement on this site yet?
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Just peeked out the window. Lot is still paved, with some evidence of core sample drilling. No dirt moving yet.

I can't wait till this one starts rolling!

Yes. Just drove by the site and it is very much under construction.

I don't think they are going to dig a big hole for this one. Which means it should start going up pretty quickly.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
I went by today to take a look, there is definitely not much a hole and and the foundation is being set. I was looking for signs of a crane base but nothing yet. I would expect the bases to appear shortly.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Why no big hole here? Just because it’s all above ground parking?
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Remember, the building will sit on a 9 story parking garage podium. That’s probably the reason for the limited excavation. Which could mean the building will rise fairly quickly.

^ I think he was talking about the parking garage under construction behind this site.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
That parking garage will also be clad in the same green class. That is, if they're staying true to the renders they released. It actually won't look too bad for a parking garage if they stick to the plan.texasstar wrote:^ I think he was talking about the parking garage under construction behind this site.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
I drove by this site today and it's clearly going vertical. Was there an official groundbreaking for this or did I miss something? This is such a high-profile project and I'm surprised there wasn't any press about its groundbreaking. I guess I want confirmation that this tower will rise and not be just another parking structure lol
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
I think there was a groundbreaking. Are there cranes going up now? I know the foundation was poured.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Oh ok. That would def look muuuuch better. Also, the parking garage kinda looks like it may have been built to be easily convertible into residential units. Anybody else share this impression?Matt777 wrote:That parking garage will also be clad in the same green class. That is, if they're staying true to the renders they released. Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
I've not seen/heard mention of this but I think you could be right. Looking at the heights of the floors and how they are level (as opposed to the entire garage being the "ramp," i.e., at an incline), it's not hard to imagine a residential conversion.Hwulivn wrote:Also, the parking garage kinda looks like it may have been built to be easily convertible into residential units. The floors are not level, they are inclined. No way to convert them to any other use. I think our best hope would be that if the building can support additional floors eventually some office or residential floors would be added like Miro in Uptown.Matt777 wrote:eburress wrote:I've not seen/heard mention of this but I think you could be right. Has anybody seen any sign of the glass being installed? I look all the time and have seen nothing, could they be waiting until the adjoining tower goes up? That would seem odd but the garage seems to be mostly complete at this point so I have wondered why the glass has not been installed.Matt777 wrote:That parking garage will also be clad in the same green class. I've noticed this, too, and it's worrisome. They've started letting people park within the garage, too....
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
^That is what I have noticed too and if you look at the exterior you don't see any indication that they intend to add a glass surface.

Crane on the way up this afternoon.

Well considering how crucial it is for the property to be attractive for their office tenants I imagine it's coming even if it's delayed. Who knows why it's delayed but I think even they realize an open tacky garage would not play well for their attempts to lease up the building as a premiere spot in Downtown. This isn't just some wayward office tower on 635 its a landmark and I seriously doubt they will not cover it with glass as rendered.

Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Perhaps they bulk ordered the glass for both the tower and garage together for cost and consistency purposes. Just a guess, but it would make sense. I remember they put samples on the existing Fountain Place tower to ensure they matched, so they are clearly trying to keep them all looking the same. It would be kinda silly to go through that effort and leave the garage 'naked'.

They have been very vocal about the design matching the original tower so I imagine that would make sense ordering all the glass together. The garage glass installation will probably start around the time they are ready to start the residential tower glass installation.

Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Signage for the garage is up has been place directly on the concrete surface, looks like they are done. At least the crane is going up, should see it start moving up soon, that will at least hide a large part of the garage.
