Uptown Dallas: M Line Tower (240 FT / 20 ST)

Post by Kelley USA »

Looks like Blue Sushi Sake Grill will be part of the M Line Tower (along with Cafe Express of course)...

Not sure we need another Sushi place in Uptown, I would have prefered something else but oh well.

I was surprised by Fall, this thing is moving so quickly that I would be surprised if they couldn't get a CO for the low-rise and the retail by late Spring, early summer. I think they are already on the 7th floor of the highrise so it should be completed by Winter at the latest and finish out started or even completed on the lower floors around the same time

Nice progress here, I did see it popping up above the trees last week when I was in the area. I wonder when they will be able to reopen Cafe Express?

When you posted this queston in early January, they were pouring the 14th floor. Now the 15th floor is finished, the support piers and form for the 16th floor is ready and the 16th floor will be poured this week.

I've heard 19 and 20 floors for this one. Which one is it?

http://www.mlinetower.com/ lists it as 20 stories.

Maybe the top floor is a two-level floor and perhaps some reports get that confused. Just guessing, though.

I feel like with these developers you never really know the exact floor count until the project tops out. lol

I saw the constuction superintendent there yesterday. There was no work going on on Sunday, but he had some family members out showing them the project.

I asked him how many more floors remained to go. He said they are pouring the 16th floor and there will be 5 more pours, 4 more floors and the 21st pour will be the roof.

In short, the building will have 20 floors.

I was walking by today and actually paid attention to the work now that they have started framing in the exterior and WTF?

This site has basically the best skyline and open views anywhere in Dallas and you aren't putting in a wall of glass on that side? The windows at La Tour aren't nearly tall enough in my opinion but at least they span the full width of the units.

Why on earth would you squander some of the best views in Dallas in clearly a value engineering decision for something you are going to charge top dollar for. Gables Uptown Tower has better windows than this building.

Yeah, that just baffles me to bits. Why wouldn't they do floor to ceiling glass because they'll have just about the best views in all of Dallas and also for the price point they'll be charging.

Could be that the lot with the gas station next door is going to end up being a bigger building that will obstruct those views.

Trammell Crow Co. affiliate reaches major milestone on M-Line Tower in Uptown

http://www.bizjournals.com/dallas/news/ ... j=77669221
High Street Residential, in partnership with Principal Real Estate Investors, has officially topped out on the 20-story, 261-unit tower — meaning its reached its most vertical part of development.
The developer will provide the transit authority with an allowance for a seventh trolley car, build-out allowance for the new space and new trolley tracks and a switch along Bowen Street.

Construction is slated for completion by the end of the year, with the first apartments available by July. M-Line Tower will begin pre-leasing apartments next month.

I was just randomly browsing their website:
http://mlinetower.com/floorplans/

Looks like the cheapest option is a studio for $1,575/mo, and the next level up is $1,955/mo. Eesh, is that really standard for these new apartment buildings in Uptown these days?

Not only that, but that's just to live in the midrise. If you want to live in the tower it starts at $2,150/mo for a 750 sq ft unit! Ascent's website is showing prices that high too (612 sq ft unit starting at $2,058).

I have a hard time believing that it's that high. What will be of DFW if housing isn't affordable anymore?

These prices are market driven so what will become is that Dallas will be full of people that can afford these units.

$2000/month isn't unreasonable for someone making north of $70k/year. With combined incomes, it's not unreasonable for young professional couples to find "affordable" one bedrooms in Uptown, especially if they have parents helping them with some of their living expenses, which isn't uncommon.

DFW never offered its residents the option of a urban lifestyle until Uptown came along. Apparently there is plenty of pent up demand for this in a Metroplex of 6 million people.

Developers getting these rents, even with this much new product entering the market, indicates that the Uptown market may be deep enough to support many more towers like these. Buildings in the surrounding neighborhoods that offer a similar product for a few hundred dollars less per month are tapping into an even larger market.

I thought we would have run out of gas by now. But if the economy holds and financing remains available we should see a lot more of this.

My brand new 1000 square ft 2 bedroom garden apartment in Richardson next to a train track was $1300 in 2001, which the inflation calculator says is $1800 in 2017, so you really aren't paying that much of a premium for an Uptown high rise apartment, comparably.

I still hate that train to this day.

How much is a new 1,000 sf garden apartment going for in Uptown today?

McKinney Avenue high-rise opens its doors in Uptown Dallas

https://www.dallasnews.com/business/rea ... own-dallas
"We began welcoming our first residents into their apartment homes this weekend and are quickly wrapping up construction on the remaining units in the tower, which should fully deliver before the end of the year," Joel Behrens with developer High Street Residential said in a statement.

Café Express and Blue Sushi Sake Grill will open in the ground floor of the building in October.
