Oak Cliff Progressing
Re: Oak Cliff Progressing
Somebody reported on Nextdoor that the Elrod’s grocery store will close on 2/24/24.
The Sprouts grocery store taking its place was reported to be opening in Spring 2025 by someone on Nextdoor, but I remember hearing end of 2024.

Per Google, Elrod's Cost Plus is now permanently closed.

Crown Buffet also closed a couple weeks ago. Demolition should begin soon.foleymi1 wrote:Per Google, Elrod's Cost Plus is now permanently closed.

Beloved Dallas Irish pub Old Monk to open spinoff location in Oak Cliff
"It will simply be called Old Monk Oak Cliff and we intend to have the same menu as Monk and build the space out and decorate as closely as we can to the Henderson pub," McKinney says.
"More importantly than the appearance, I hope to create a neighborhood pub that is in keeping with the neighborhood it is in and can be around for decades," he says.

Kome Sushi, an offshoot of a highly reviewed sushi restaurant in North Dallas, is opening in the Bishop Arts space formerly occupied by Australian cafe Isla & Co.
Website: https://komedallas.com/
It's disappointing to see Isla close, but I'm not too surprised. When I went, it was good but nothing spectacular or super unique, and the prices were high for what was served.
Can't wait to have another Oak Cliff sushi option. Hopefully they are open for lunch, as the only other OC sushi spot is only open for dinner (Zen). Would love to see more sushi places open in other parts of OC too..... it's underserved.

Sweet Rice, a local Lao/Thai mini-chain, is opening a location on Davis Street in Bishop Arts. They're opening in the TyPo building in the space formerly occupied by Encanto Pops.
2 Asian restaurant announcements in OC in one week is very welcome news!

The abandoned strip mall across Boheme was destroyed today.

Re: Oak Cliff Progressing
Someone on Facebook said this was demolished for a Methodist expansion (while others cried about it being more apartments, as if others shouldn’t have a place to live as long as they have a place to live).Tivo_Kenevil wrote:The abandoned strip mall across Boheme was destroyed today.
Does anyone know if all the vacant land to the northeast of Methodist is also for hospital expansion? Looks like 4 huge blocks of land have been cleared of houses over the years and left empty.

There is one house left someone is living in on the corner of those blocks. I also assumed apartments but there is a Methodist parking lot on that side too so maybe it will be for expansion.
Great downtown views though if they build apartments.

All of the Methodist lots over here empty all the time (not exaggerating either) there's one building that they own nearby with some workers using parking (like max 5 cars)...it's almost completely a ghost town across all the buildings and parking lots they own along Beckley.
Not sure what they intend to do if it's an expansion...
My guess is the owner of the land cleared the strip mall just to prep the sell and lower his tax bill. But idk ...

It's too bad they're such terrible stewards of the surrounding property under their control. Wouldn't this be a prime location for a hotel like the Home2 Suites on Gaston? I know it's not nice, but it would serve the hospital as well as tourists visiting Bishop.Tivo_Kenevil wrote:I catch the 109 bus here all the time.MC_ScattCat wrote:There is one house left someone is living in on the corner of those blocks. The lack of any hotels (not counting the shady motels on Ft. Worth Ave.) in this area is a bit surprising. I miss the Belmont.

There are hotels, they're small boutiques hotels and airbnbs -- not chains. In fact there's a hotel being reborn right behind this strip mall.MC_ScattCat wrote:The lack of any hotels (not counting the shady motels on Ft. Worth Ave.) in this area is a bit surprising. I miss the Belmont.

The Chinese buffet was about half demolished as of yesterday. Just the exterior walls remained while they removed steel from the interior section.lakewoodhobo wrote: ↑24 Jun 2024 12:44Heard that demolition began today but waiting to hear confirmation.MC_ScattCat wrote: ↑12 Jun 2024 13:32 Fencing around the Chinese Buffet and Elrod's site went up today.
Re: Oak Cliff Progressing
Pet Supplies Plus has not started interior work yet, last time I checked. Lease plan still says it's coming.
In the same plaza, the space reserved for Lucky Rice Chinese has begun interior work, and has a sign up already calling it "City Kitchen Chinese." It looks to be moving along pretty quickly.
Overall, the improvements to the center mentioned in the lease plan have been slow. They painted it white a few months ago, but still no improvements to signage, the parking lot, or any sort of landscaping. It barely has a blade of grass. Cacti and native plants would look great lining the parking lot and in pots along the exterior of the building. Signage is old and needs repair.

Unfortunate update on this one... Pet Supplies Plus has been replaced with Fresenius Medical Care.Matt777 wrote: ↑24 Jun 2024 19:15Pet Supplies Plus has not started interior work yet, last time I checked. Lease plan still says it's coming.

"Doctor Car Wreck" has been added to the lease plan for another one of the suites..... yuck.
No attempts at upgrades have been made to the plaza as shown in the flyer, other than the white paint.
Looks like the owner has decided to keep it ratchet for now instead of "upgrading the center and tenant mix" that the flyer promised...
Sigh.

1. All Pet Supplies Plus stores are franchise owned and operated. Yes, they have a big national name attached to the building, but ultimately, each location is run as a small business. As we saw with the Alamo Drafthouse locations in DFW, a lot of small business (franchise) owners are having a tough time of it in the current economy and are backing out of overly-ambitious plans they have/had.
2. How can you be so certain the management / leasing company for this shopping center hasn't been trying to attract "upgraded" tenants? I mean, whether legitimate or not, Oak Cliff still has a stigma of being a not-so-great area for retailers. It's going to take a long time to shake that stigma, and more than just seeing a Target , Sporuts, or budget brand H-E-B open up to prove it's a viable area for expansion (especially with retailers being very skittish about shrinkage).
3. What's so bad about medical clinics? Even the shopping centers here in West Plano have medical clinics as a tenant. They're certainly a step above dollar stores, thrift stores or fly-by-night insurance agencies. At the end of the day, whoever owns / manages the property need tenants who can pay a lease and can't afford to have space sit vacant forever.

Re: Oak Cliff Progressing
Too bad about Pet Supplies Plus dropping out. I did notice that the parking lot was repaved recently, so at least you can add new asphalt to the white paint if you're checking off a list of improvements.
I'll do my best to support local and make it to Green Pet Supply on Balboa when I can, but I don't see how a PetSmart at Wynnewood Village wouldn't be a shoe-in. I mean, if James Avery and Capital One Cafe signed leases there...
