Construction to start next month on two North Dallas towers
Lincoln Property will build an office high-rise with Sewell Automotive as the anchor tenant and a residential tower in Preston Center.

Developers have set a May groundbreaking for what will be one of the largest Dallas real estate projects started since the pandemic began.

Lincoln Property Co. is building two high-rises in the Preston Center district of North Dallas.

The project, on Douglas Avenue south of Northwest Highway, will include a 225,000-square-foot office building and a separate tower with 128 luxury multifamily units.

Its Preston Center, conservative architecture is its foundation of character. Why would you expect anything else? Its not an edgy neighborhood or an Arts area it's a shopping and office center near the 1%. The neighborhood already fights anything that's over 1 story and even when someone proposes a park to replace the parking garage the neighborhood revolted worried it would attract crowds like that of Klyde Warren. Glass boxes for Preston Center are their version of living dangerously.

^Is this not the entrance to the tollway? Do we want pedestrians on the tollway? Although I understand the importance of pedestrian connectivity I don't know that this particular incidence is necessarily wrong.

I don't find these building necessarily great, but I think they're better than most of what's been built around downtown (Harwood).

No... These are somehow definitely less inspiring, remarkable, interesting than Harwood. A low bar, but somehow these cleared it.

Developers plan Preston Center rental tower in North Dallas

The developers are seeking planning approvals to construct two apartment buildings with 225 units on land now occupied by the low-rise Royal Orleans and Diplomat Condominiums.

Cawley Partners is seeking zoning for the project which would include 16-story and 9-story buildings.

The Northwest Highway project is one of just several new high-rise developments in the works for the Preston Center district located near the Dallas North Tollway.

Preston Center is like small Ballston or mini-Rosslyn in Arlington, VA. You'd almost think there just had to be a train stop there somewhere or a super major bus center, but, yeah.

Based on how the area looks, I would’ve thought the same thing. But since that area fought against being up-zoned, I doubt that will ever happen. I’ve always thought Preston Center could be Dallas’ Buckhead (the commercial area that is). In terms of having a good about of high-rise luxury condos/apartments/hotels with shops surrounded by a very affluent area.

This aerial is from 2019, I think the area has great potential. Especially, if everything that’s planned gets built.

Hanks said the projects are not a joint venture between Rosebriar and Burk, but rather a joint zoning effort. Both projects are expected to appear before Dallas's City Plan Commission in July, and if they pass, could go before City Council for final approval in August.
So, I guess this project is dead and also this one from last year…?

Dallas in known for proposal booms, not actual construction booms. I'm always surprised if a project actually happens.
I don't know what all these people do with the finances associated with owning land and not developing it.

Well, that’s the truth! :lol:

At least we got two projects started in Preston Center. It really would’ve been nice to see that area go vertical even more…but I guess there’s always the next building cycle.

Redevelopment of Preston Center in Dallas likely to move forward this week
City staff wants to see a deeper mixed-income housing component within the project that’s set to combine multifamily, office and retail.

On Thursday, the city plan commission will review a request to tie an increase in the project’s floor area ratio and height to a provision of mixed-income housing. The commission makes recommendations to city council on planning and zoning items.

“Overall, staff supports the applicant’s request because it will add an appropriately designed development while offering additional diversity of housing,” the city plan commission’s agenda said. “The project will include design and streetscape standards that contribute to a more active pedestrian experience along existing walkable retail streets.”

Initial plans called for a 180-unit multifamily tower and a 265,000-square-office tower with retail along Luther Lane between Douglas Avenue and Westchester Drive along the southern swath of the block.

Preston Hollow & Park Cities' NIMBYs are going nuts about this possible tower's development at Preston Center. The center is owned by a hodgepodge group, so there's no one cohesive plan for the center's development. The center has high-rise towers to the West & South, plus three high-rise towers to the East on NW Highway. I suspect the city of Dallas may be a little more receptive to getting a revenue producing property on the site of this old parking garage. The height will probably become the bone of contention for the NIMBYs, but I suspect 15 to 20 stories will be the final decision for this site.

Everything I have seen about this proposal says it only redevelops the southern half of the block, with the building and parking garage for Target, etc., remaining intact. This rendering, even, appears to be a perspective from the corner of Douglas and Luther, looking at the southern half of the block along Luther Lane, with the Target garage shown behind it to the left.

From the DMN story dallaz quoted:

EDIT: My information was out of date. NdoorTX is correct that the entire block is proposed for redevelopment.
