Already in progress! If you drive down Central, you can see their two cranes up. The project looks good on paper. No idea how it will be when it is actually in front of us though. It looks like phase one will be a mixed-use building in a parking lot when completed, so potentially concerning as it may feel like a Victory Park circa 2007 (on a way way smaller scale). I really hope that they don't fall into this trap.

Not to mention the rendering above is a concept rendering like this schematic I am adding here. DART and Trammell agreed to a development plan but not the final design. Keep in mind that the underground garage is mostly for the DART station. The towers above will still have parking garage podiums for those new buildings as I understand it.

I like the density of the project but fail to see the logic behind putting that much parking in what is supposed to be a transit oriented development.

I kept thinking DART must be requiring a 1:1 replacement of the surface lots or something close to that, and as cowboyeagle said, the new towers will each have their own podium garage. This DART presentation (PDF) I just found has more detail about that and the whole plan:

There was a transit oriented webcast by city on Monday. Sounds like they are working to increase walkablity in streets around Downtown & surrounding neighborhoods. They would like to make a few other stations into a Mockingbird Station development. Also finalizing plans at how to get the ugly surface parking lot owners to develop or at the very least make them look better with landscaping. I remember them mentioning KC & Seattle as examples on how to make these parking lots harder to just buy and sit on. They mentioned making parking lots around DART rail/street car lines have higher city fees or taxes. Smarter people on here can listen to it and maybe explain it better though.

It is a big win for this area. Although the fact that Trammel Crow is the developer should make everyone lower their expectations on architecture, style, mixed-use, etc.

The only thing I would like to see is a retail plan. I do not expect a huge retail block here like a another phase of Mockingbird station but it would be nice to see if there will be any serious ground floor space in any of the towers they plan to build.

The back lot will be the first developed with two office towers (I believe). The large front lot will be converted to underground parking with a mixed use of towers on top.

Maybe it has changed since, but this story from April says construction of the underground parking is phase 1, with apartments on the back lot next to Kroger as phases 2 and 3. Other renderings elsewhere show office/hotel/retail being built afterwards above the new underground garage.

Agreed. Would love to see Mockingbird Central Plaza redone, as well as the surface lots just north of Mockingbird (can't tell/unsure of if those are the lots that are in the development plans for more towers). Anyways, can't wait to see a bit more density here. The fact that this TOD is seemingly improving as time goes on is so nice to see in Dallas...

Developers are seeking Dallas city support for a high-rise transit-oriented development near Southern Methodist University.

Trammell Crow Co.’s High Street Residential is planning the 18-story apartment tower adjacent to DART’s Mockingbird Station rail stop. The site is just east of SMU and U.S. Highway 75.

The new rental high-rise would cost more than $117 million and includes 429 apartments, according to documents filed with Dallas’ Economic Development Committee.

The developer is asking for up to $29 million in city tax increment finance district funds to pay for public infrastructure improvements and to provide affordable rental units in the new tower.

Love to see these TOD projects continue to grow and develop.

I can't believe the developer has the nerve to ask taxpayers to foot the bill for 25% of the cost of the project. My understanding was that DART and the City of Dallas has already promised to pay to for "public infrastructure improvements" in the form of new underground parking garages to replace the surface lots. But then again, the developers know that all they have to do is ask for tax dollars and the wallet will magically open.

Agreed, not a fan of the tax incentives part of it and hope they don't get it.

Other than that, I've been very pleased with all the development happening around Mockingbird Station. I have no idea if that has lead to increased ridership at this specific station though, but at least the surrounding land is being put to great use.

This is probably Kroger's #1 store in the D/FW market, so I'd expect they'll resist any changes to the store or it's location.

Yeah until the parking lots are full next to DART there will never be pressure on Kroger to change plus the neighborhood likes having a suburban store. Trust me the urban dwellers that will live in the new towers will be fine having a suburban store cause they can still easily walk to it via the parking lot. The rest of the neighborhood will not want to urbanize too much.

They may eventually go for a sunken garage if necessary. Kroger owns Ralph's in Southern California and they build several multistory garages for their LA urban stores. It wouldn't surprise me.

I would be interested to know high volume Kroger stores in DFW. This one is busy, but I have also heard that the Cedar Springs location is a high volume performer.
