Nice find! I have thought for some time (since McKenzie went up) that someone would turn these old businesses here into restaurants. What I can’t figure out is why the SW corner of McKinney and Monticello hasn’t turned. This is PRIME real estate and those buildings are either empty or seriously under-utilized. Big fan of Hance Auto, but a body shop on McKinney Ave? Really?

On the subject of MATA….the trolley needs to come north to the curve at Javiers—it’s only 2.5 more blocks and a natural curve, not a 90 degree turn. Knox is about to be choked by traffic by lane reduction. Adding the trolley to that mix would be awful.

My bet once they clear the site they will pave it over as a cheap parking lot until they get ready to build something or they have gone off their rockers and it will be a QT and CVS...

OKA - a British luxury furniture brand is opening between Apple and Interior Define. This will be their 2nd U.S. location. The first store is in Houston. They must like Texas.

With all this stuff on Knox, and West Village area having its own transformation (especially with Central market), I am drawn back to Fitzhugh.... By the time MATA reaches Knox and hopefully is working out the extension to SMU, there will be a couple thousand more dwellings clustering near Fitzhugh. Vintage or modern streetcar - preferably both - will be a viable way to get around this stretch of town, that being Knox to Main Street. City living is really shaping up in Dallas.

^I am not even sure MATA would want that. How would you even get it to SMU? The Park Cities would join the Vatican in protest and absolve all connection to the US it that were even proposed. The future of a larger MATA is Downtown. Knox is as far as it goes unless you complicate Henderson with the street car and decide to go sideways and that also is not likely as narrow as Henderson is and car driven the city is.

Plus at what point does MATA stay who it is and when does it have to become run by a DART or other transit organization. Its been run nicely off DART's budget process for decades but when does it get too big for its current management to run? Before it was a passion project by people who just love old street cars but its really finally becoming a needed transit system and that makes it harder to just be a passion project but a necessity in planning and operations. Should the streetcar routes of Dallas maybe be run by a separate org kind of like how they were private run for years during the height of streetcars? An org that could run Oak Cliff's modern line and a bigger MATA and maybe propose new routes that work with DART's goals but focus on Dallas rather than the regions wider mobility which DART is always hampered by.

Let the HPV migration begin!

Saw the demolition along Travis St south of Knox. Had a random thought….Boulangerie by Village Baking is all by itself now, surrounded by rubble and a brand new parking lot (prior 7-11). How much longer can that building hold out?

Simultaneously noticed Weirs Plaza directly across the street is getting really close to being ready to move in. Got home and pulled up an old rendering of Weirs Plaza and noticed the ground floor space closest to Hari-Mari is called “Baguettes.” Things that make you go Hmmmm. Pretty sure this is how rumors get started!

Do we think a deal was made for parking for the area in general? Like some sort of unified valet lot as a interim use. With all the recent density projects and a lack of large parking lots I could see the value in some landowners minds to lock in a lease for parking until the owners of this land parcel plan to do more. Like many developers they might have a 10-15yr plan and would enjoy the parking revenue while having the lot clear of the need for demo when they finally do go vertical.

The city did a plan for redoing Knox but they may have paused it until some of the construction calmed down. It was a complete streets plan that would have made numerous changes in favor of pedestrians.

I see from your pic that the new sign for VINCE is up as well two doors down at the old Bldwn space. Except for lululemon, that entire half block has turned over in the past few months. Now if somebody would just show some love to the old Adelmo’s space around the corner.

There is a building permit in the window for the other half of the building being finished out for Natuzzi (4433-4441 McKinney Ave - SW corner McKinney & Armstrong). It is for a business called "On a Whim." Don't know much else. The taxpayer ID code lists the business as category NAICS Code 453220 - Gift, Novelty, and Souvenir Stores. There are stores by that name in OKC and Tulsa. If related, this is a shop for designer gifts (think Kate Spade, Kendra Scott, NEST, etc).

This will be interesting to see if people will walk past the Blu Dot construction recently started, in order to get to those two new stores. Would like to find a rendering of Blu Dot. Their other freestanding locations look very interesting.

The sidewalk trees are being planted around Weir's Plaza. A sign that the construction fence should come down soon.

I went to several shops in Knox today and the current rumor is that Village Bakery is soon moving into the former Res Ipsa space, the freestanding bakery building will be demo'ed, and the Four Seasons Hotel built in its place, across the street from the new Weirs tower. I think that sounds completely implausible (that corner is already so packed with activity and the lot seems too small), but I'm just reporting neighborhood chatter.

Also, there's an independent coffee shop getting going in the ground floor of Weir's Tower. Can't remember the name.

Four Seasons? There’s one slotted for Turtle Creek / Cedar Springs. I did hear a hotel and resident tower rumor fir that space. Would love to see a St. Regis there.

I did notice that Vince looked to be open.

Is Yeti still moving over to McKinney Avenue?

That makes sense, the old On the Border space (Res Ipsa) is also owned by MSD. The former OtB patio is screaming for tables and lookey-loos. Went to VB this AM and no seat to be had. No worries, took pastries to Fairgrounds, ordered coffee and sat there with coffee and pastries.

Four Seasons is not a “boutique” hotel which was the original rumor. Do they have a boutique brand maybe? As for the lot size, when will the old Weirs warehouse buildings be torn down too?

I have some answers to some questions: Yes to Yeti moving, and yes, Vince is already open (I went inside).

The justification for the Four Seasons rumor is that the law offices moving into Weir's are requesting a nice boutique hotel in the neighborhood for clients. And apparently the bakery move is kicking off really soon, as in before the end of the year.

An Edition Hotel would honestly kill it in this neighborhood. The hotel is basically a Ritz Carlton designed for millennials. Doubt that's who they're in discussions with, but I guess I can dream

Oooh, A Four Seasons Hotel on that spot would be TREMENDOUS, particularly if it included retail and residential as well, and generally consistent with the scale of the former renderings for that spot. Exciting!

Re. the coffee shop, I love the addition but that is a lot of coffee shops in a small area (Starbucks, the new one, Village Baking Co and Fairgrounds).

Well, it seems that the neighborhood gossips were wrong, because Village Bakery is moving into the ground floor of Weir's, not Res Ipsa--the signage went up today. So I wouldn't put any stock in the Four Seasons rumor either. Although the bakery building is certainly getting demo'd ASAP for something.

There are now spray paint markings on the sidewalks and streets around the intersection of Monticello and McKinney. Does anyone know how to “decipher” them?

Are they for utilities? Streets? Development? Can somebody educate me?

I see at least four different groupings / colors:

1) orange “diamonds” that track along the sidewalk on McKinney but end up on the street where McKinney becomes two-way
2) a dotted yellow line on McKinney starting at Hance’s Auto that cuts through the intersection and then makes a 90º turn to track with Monticello.
3) a faint green line that bisects the peninsula of land where Kiva Pilates is located and touches on both Harvard and McKinney
4) some blue lines with no discernible pattern

Noticed that they have scraped the old Sur La Table (Wild About Harry’s) site on Travis south of Village Bakery, that’s not news. Why are they digging 8-10 feet down? I guess there might have been a basement here. There has not been surveyors or more excavating equipment I would think would be required for major excavation. But if they are starting on a hotel already, that’s awfully quick.

Here is a rendering of the Blu Dot store at SW corner McKinney & Armstrong. Love that it comes all the way to the sidewalks. There will be a dozen parking spaces behind the store - accessed off of Armstrong.

The red house is coming down as we speak. Won’t take long either. Village Bakery move to Weirs Plaza is the last piece of the puzzle before that entire side of the block is demoed (except the tapas place which is staying put).

Weir’s Furniture should open back up soon (it’s the first two floors centered in the pic by the darker brick).

Noticed equipment on MSD site looked to be core sampling kind of stuff. This project seems to be moving sooner than later.

The tower is the new Weirs Plaza located at Knox St and Travis.

The photo was taken from across the street where most existing structures have been demolished (on west side of Travis, south of Knox). No formal plans have been released for future development, but there has been talk of a boutique hotel, more retail and perhaps a residential tower on the site now owned by MSD Capital (Michael Dell).

Yes a great addition. The new Vince store opened on Knox and the small HP Village store is still open (for now). So, not sure what will happen there.

Now that I think about it, I do remember reading that the HPV Management and Leasing Team had been retained to also lead the leasing & marketing for Knox. So who knows!

Yes, that HPV management announcement was huge news for the future direction of Knox District. It is already manifesting change and will take Knox to a whole new level. I am excited about the influx of new retailers. Anthropologie is a great add to the mix (we have enough furniture stores I think). I still think the Verizon store lease was a “miss” but I get it from a property owners perspective.
