Hmm....not sure why the FAA links indicate the corner of Field St. as being the SW corner and the second link is showing the NE corner?

This height isn’t bad if it’s architecturally significant and adds much needed interaction at the street level. But I have no faith in Hillwood to deliver these attributes. The original round tower would have been much better.

It will be mixed use. 35 stories for parkin' , 19 office. Ground level retail.

So if the FAA report is a recent document dated 5.7.2020, does this mean an announcement by Hillwood will be forthcoming soon?

No. First, it's a "Proposed Case" meaning the FAA has not yet made a determination.

Second, and more important, even once (and if) the FAA makes a determination, that tells us little about when or if an announcement is imminent. Sometimes developers just file these things to get an idea of what might be allowed. Sometimes they file them when they are in more serious planning stages, but they still don't get to the announcement stage.

Sounds kinda fishy. The date filed 5-7-20 is the same as the other one 2200 Pacific Tower. Why would both be filed on the same date?

Well when did the office close and then reopen? A lot of government offices have been closed or had reduced staff due to COVID. The same date could have more to do with the office reopening on that date or starting to get caught up on backed up submissions. Complete guess on my part I just know some local offices have been closed in some form.

It is a speculation pitch, but they could certainly build a much higher version of the tower in the rendering according to the information. The building in the rendering looks to be 30 stories in height. This is the third rendering of a different building in the same location.

So once again Dallas is satisfied with mediocrity. This is one of the most prominent sites in a major US city that remains to be developed. This is basically the gateway to Downtown Dallas. It is in the midst of Thom Mayne, Norman Foster, IM Pei, Henry Cobb, Cesar Pelli, Rem Koolhaas, Edward Larrabee Barnes and Philip Johnson. This proposal could be in any suburban campus office park. Where's the Jean Nouvel or Bjarke Ingels.

^Don't worry its not getting built. Hillwood Urban has had no luck catching the eye of any tenants with any of their many proposals for this site.

I liked their second version the best, the taller sculpted glass tower. Seemed to fit better with it's neighbors.

Not to mention that whatever they build is highly visible from arguably the most visited pedestrian spot in Dallas. Their old tower made a statement. This one needs some work.

There's gotta be a way to submerge/conceal more of Woodall Rogers which any construction on this site could help address. The old BoA motorcourt lot and the El Fenix lot could easily have a seamless connection if developed properly

In order to get height for this tower, it has to be a multi use tower. They should add a hotel or apartment component to this.

Going now on 7 years and still nothing to show, This is what Perot envisioned back in 2013 after the property purchase.
“We are excited about this property in what we see as one of the last iconic sites in Dallas,” Perot said in a prepared statement. “We see tremendous potential in this site and envision it as a gateway to downtown and the world class neighborhoods at its doorstep.
“A future building has the potential to impact the Dallas skyline for generations to come.”
Perot’s Hillwood company said the zoning on the land allows construction of a more than 1.5 million-square-foot skyscraper with no height restrictions.

This rendering means nothing! If you read the website they're basically trying to sell someone on the dream of building their own tower and creating their own footprint. This design is just to show potential prospects what could be built. It's the same reason residential real estate agents and homebuilders stage houses for show. It helps to visualize to buyers what things "could" look like.

My sense, Hillwood will eventually sell the site unless Perot decides to put the deal together himself and make a statement. A multi-use building is the only real option these days. No single company will fill an office tower with staffing being at the levels in today's business world. Hotel, apartments/condos, and office would be the winning combination.

They have FAA permission for 626', which is not the rendering above, because that one was head and shoulders lower than AMLI across the street, and AMLI is 562' --

Thanks for this! Could you please educate me on the height requirements? If they were to build something would the max be 626 ft or 1050 ft? And how many stories would each be? I guess Im confused between site elevation and structure height.

Then follow up question do they have until January 20th 2022 to build something?

The 1050 is above sea level. The 1050 takes into account the location's height above sea level. Very very basic reason is airplanes use sea level as a fixed point for heights. My guess is this permit is speculative.

Hillwood has been sitting there for a while now.. my Guess is that if he had trouble getting a tenant in the previous climate; it will be even more difficult now. I wouldn't think much of this.

Ross Perot Jr.'s Hillwood Urban hasn't shown much expertise in developing a project of this size & magnitude. I would expect that eventually, he'll sell the land & move on. Frankly, he ought to approach BofA or Chase to reopen the drive-thru teller lanes.

The office space would stair-step on the upper floors.

“There are a series of outdoor balconies as you go up the building,” Reese said. “Where the building twists, there is additional outdoor space.”

All those private balconies with zero view. The design of the building blocks the balcony views toward the park and toward Marge. Your only option is to stare at VP and the Perot Museum. Oh, now I get it! Hahaha.

Man, what a height downgrade from the old cylinder design.
Visually it looks... unoffensive? It's fine. I'm hard to please when it comes to glass towers though. It certainly looks nice from the klyde park point-of-view at least.
The tower’s 16th floor would have a public “sky lobby,”
16 floors aint exactly the sky :lol: That's not even half-way up.
But Dallas is starved for public sky lobbies so I'll take it.

Agreed, we need more sky lobbies, desperately. The National "observation deck" not panning out (or at least that's how it's looking right now) is very disappointing. I'll take whatever we can get for public access, but damn they should really put something up above the 38th floor (in the crown of the building). People would happily pay to go up there. Would be a win-win.

Exactly my sentiment. They're going overboard by calling this an icon. Looks very, how should I say it.....drab.

Not anything to write home about.
I'd say AMLI fountain place looks cooler.

I will say I absolutely hate how field st is.. it's got zero pedestrian interaction. And based on the video there's no intent by Hillwood to improve this. There's cars pulling up valet style in the vid!

What's the chance of this even happening? Per Hillwood, dirt won't move until they get an anchor tenant. Same story, different rendering?

Probably... But then again, maybe due to the current circumstances, there's a tiny sliver of hope for this... Then again, I'd be okay if it was scrapped so something better could become reality, but at this point... I'll take it.

Tallest skyscraper in decades?
Such an arbitrary distinction, it is slightly taller than Museum Tower.
Other than that it is the most boring collection of boxes proposed in decades too.
It has such a prominent and visible location that it demands SOME creativity.
It's basically 1900 Pearl street with out the LED's on the opposite end of Klyde Warren.

My guess as to why they dont have any balconies facing the trinity is that they expect other proposed developments to block the view because it's so short. :D

I'm kind of lost at why there is a desire for more "sky lobbies" in Dallas when we have iconic tower which only purpose is to serve as a sky lobby and restaurant. I could see if this were Houston or Austin but there are a lot of things Dallas is missing but an adequate sky lobby is not one. Plus the addition of a higher public sky lobby in Downtown only seems like it would make the Reunion Tower obsolete, thus hurting the the only source of revenue it can make.
