Uptown Dallas: 2025 Cedar Springs (Pizza Hut Strip Mall)

We finally see a proposal to replace the Pizza Hut strip mall on Cedar Springs, an unnamed luxury hotel. The designs look nice and address the terrible pedestrian infrastructure currently on this lot. It was presented to the Oak Lawn committee asking for 2 minor allowances, and seems to be ready for approval.

The only area I could see for improvement is wider sidewalks, especially around the grassy statue area. There's no reason for so much open grassy area along these major streets.

.....Across Cedar Springs Road from the Ritz-Carlton and the McKinney & Olive buildings sits a half-acre, triangular parcel anchored by Pizza Hut and Comet Cleaners in a shopworn building. Last night, the Oak Lawn Committee saw renderings for an 18-story “lifestyle” hotel crowned by a restaurant, pool, and check-in desk. Yes, the check-in desk will be in the top floor offering a cool experience I’ve seen in Mandarin Oriental hotels in New York City and Las Vegas (since renamed).

The unnamed hotel brand at 2025 Cedar Springs Road will house guests in 230 rooms and suites with a minimum of meeting rooms. This is important because the tiny lot would make large spaces less practical not only due to space, but the ability to supply parking for large meetings and events. As it is, parking needs for the small plot, will be housed in three and a half underground levels. Large meeting or banquet functions would require a much deeper parking hole.....

Looks great! I agree though, hate the sidewalks, but a huge improvement over what is there currently.

I wonder when we will see Loews, Mandarin, St Regis, Intercontinental, etc. come to the core of the city.

Gross. This tower is way too generic for such a location. This is prime real estate that deserves something of great character, less glass, more charm, and more distinction. Dallas has been overwhelmed by generic glass towers. Needless to say, not a fan of this.

Sounds like it could be one of those projects they are shopping around and if a hotel flag signs on the design would change based on their standards and requests. It could get better or worse depending on which hotel flag signs on the dotted line. Just cause this version gets approved doesn't mean the hotel project will ever happen either if no hotel flag wants in on the project.

Def seems to be a push for more hotels in this immediate area though with Harwood building its own and Hall building something on the Downtown side. If that Trammel Crow tower parking garage hotel ever moves ahead that's another.

Haven't heard anything thus far. Bit of a tangent, but applicable to this, what is going on with Dallas' hotel scene right now? Currently, the following projects are (fairly reliably) in the works:

- Pittman Hotel (Kimpton) as part of The Epic
- Virgin Hotel in the Design District
- Mandarin Oriental on Turtle Creek
- Hall Arts Hotel in Arts District
- Thompson Hotel as part of 1401 Elm Street renovation
- Intercontinental Hotel as part of Cityplace Tower re-do
- JW Marriott on Ross Avenue
- Harwood Hotel
- Reno / rebrand of Magnolia Hotel to Beeman Hotel as part of larger mixed use development at Mockingbird Station
- $21M renovation of the W Hotel by Dunhill Partners
- Hilton dual-branded hotel at Hall and Oak Grove in Uptown
- Marriott next to Nick and Sam's Steakhouse
- Warwick Melrose expansion on Oak Lawn

That's all on top of this hypothetical hotel project to replace the Pizza Hut shopping center, plus the quasi-hotel (same function for first ten years) of the Rastegar project at McKinney & Akard.

Wtf is happening? Has Dallas been woefully under-served w.r.t. hotels? Is this rampant overbuilding? Anyone in the industry have an enlightened opinion?

I'm wondering what is going on too. My non-expert opinion is that we have been under-served in the hotel market for quite sometime, and perhaps people were still a bit hesitant on investing in our urban core. I really do feel like Uber has brought some confidence back into the market, which is why we have seen a flurry of announcements lately. Maybe some of these wanted to move forward when it was speculated that Amazon's HQ2 was coming to Dallas, but decided to hold when that didn't happen?

I also feel like we are highly under-served in the condo market, so I'm hoping we'll see a similar wave of activity in the condo market sometime soon as well.

I think Dallas has been underserved, but the area and central Dallas growth are contributing as well. More people want to stay in the CBD.

From someone familiar, Dallas has long been beneath hotel market need. New hotel growth in Dallas (DFW) will continue until 2023 when the market is expected to decline but stabilize Dallas (DFW) This goes for commercial was well continue its pace to 2023 with full saturation then stop ..can be confirmed with NTCOG.

I think there is one very clear correlation here folks...the XFL season starts in 86 days. The droves have to stay SOMEWHERE!!

And lord knows who wants to stay in Arlington...when you could stay the Virgin in Dallas or be near Sundance in Fort Worth and Uber to the game. ;)

I'm still hoping this results in some conversion of older hotels. I would think that places like the Sharaton, Hyatt, Adolphus and Hilton Anatole will come under pressure from all the newer competition. Also, this is just perception as far as I know, but much more of the stays seem to be leisure oriented instead of business.
Many years ago, when living in LA, I recall when a similar burst occurred down around the Staples Center which resulted in a couple legacy hotels converting sections of rooms over to condo.

I think that the Dallas CBD (no cannabis reference intended) hotels have historically been about conventions and business travel. The arrival of the MO, JWM and Virgin brands suggest the CBD is becoming a viable vacation destination.

Performing arts, museums, parks, sports, restaurants, nightlife—its all there in the CBD and its surrounding neighborhoods. Ready to add more shopping now.

Yeah, my friend tried to order a pizza from Pizza Hut last week and the website said the location was permanently closed. The bad thing is since they have their zones dedicated to certain stores the Oak Lawn location which is actually closer to him won't take his delivery order. So basically no Pizza Hut deliveries for a large swath of addresses won't work. They are strict on the zones because they don't like overwhelming a location with too many orders that they cant serve in enough time. Supposedly they have already found a new location for the Oak Lawn location since Street Lights will be taking that land soon too.

I'm surprised Pizza Hut didn't secure a new location prior to closing down this one.

Haven't seen anything about a flag for this one but I did miss the part about four levels of underground parking. That's good to know.

Sigh...This was on my list of “must happen” developments. There’s some lots around Uptown that are dying for an upgrade and this is definitely one of them.

Update, this development appears to be revived. Demo of the old Pizza Hut strip center is scheduled for 1Q23.

I assumed it was coming back to life when they stopped trying to lease the spaces and the pizza place seems to have closed. This will be a great location for a hotel.

It looks like the "source" is nothing more than the news that the existing (vacant) strip mall is finally scheduled for demolition.

That parking lot is hilariously always full of vehicles daily (contractors and whatnot for nearby places I guess). But, strangely, the little uphill lot to it off of Olive after the hard turn isn't. You could film a Zombieland scene there. Today there were unclaimed boots and a cup of urine sitting there by a back door. I decided to forgo the photo op. The pizza place left a lot of cans of tomatoes inside. Some as props (like the Parmesan cheese wheels), but, there are 3 Sysco tomato cases you can clearly see through the window that aren't props. A lot of mail by a cash register and drinks left behind.
