The one in Plano smelled super bad too. Also it was dark, cave-like, rundown and always smelled bad in there.

I think it would make a cool restaurant and bar. It definitely needs better lighting. Hopefully a fresh new concept comes through. The area could use something like that. There's no bar in this area.cowboyeagle05 wrote:As long as it's not turned into another CoWorking office space...

Did the other brewery in the West End ultimately fall through? I thought there was supposed to be one that went up where the Joe's Crab Shack used to be.

Re: West End 1.0
I think the problem is the West End is still pricey per square foot compared to a real warehouse district like the Design District where most breweries have been locating in Dallas. A tasting room is one thing but a full-fledged brewery location needs some decent space if they hope to market it wide enough. At the end of the day, it would be cool to have a West End Brewery brand though similarly as successful as Deep Ellum Brewery.

ANCHORED BY HISTORY, INFUSED WITH INNOVATION
There’s a transformation taking place in the West End that's reshaping the critical anchor between downtown and Victory Park.

John Zogg, a lifelong Dallas resident and managing director of Crescent Real Estate, has seen the West End through many incarnations. But this tranformation, he says, is different.
“Today, you see highly capitalized owners coming in and buying the assets. What they've done over the last three to five years is pour millions upon millions of dollars into those assets,” Zogg said.
“Over the last three years, there has been more capital spent in the West End than in the previous 30 years combined.”
There are new buildings, including The Luminary office building by Crescent Real Estate; and Factory Six03, the former West End Marketplace that Granite Properties reworked and reopened to tenants.
In addition, the West End is now home to the Dallas Holocaust and Human Rights Museum, Uber's Dallas office, the Dallas Innovation Alliance, Dallas Entrepreneur Center, Blue Cross Blue Shield of Texas' Innovation Lab, Sam’s Club’s technology division, and numerous tech and other startups. All are relatively new additions to the district.

Now with Spaghetti Warehouse gone, there really needs to be another push for a brewery in the West End. This could be right building for it because it is way too big for one restaurant anyway.
Re: West End 1.0
N Lamar Street is what is holding back the West End. That’s where the traffic counts are highest, but the scenery is mostly empty buildings, dead storefronts and surface lots. It looks derelict if you don’t know otherwise.
More curb appeal on Lamar would pull people on to Houston and Record. The frontages are much like the building that Punch Bowl Social took. We need big attractions like that on N Lamar. They would do we well there and they would light a spark in the West End.

No doubt! I know a year or so ago, Community was considering a move. I don't know if that idea is completely dead or if they are still considering it. I'd love to see a decent brewery in the West End, with a nice outdoor beer garden. This building would fit perfectly.lakewoodhobo wrote:Now with Spaghetti Warehouse gone, there really needs to be another push for a brewery in the West End. Hopefully the park project will get up and rolling in the next year or two as well. I think there's been a fairly decent track record of downtown parks spurring growth in the immediate vicinity. Even Belo Garden, whether intentionally or not, is a neighbor to the newly-remodeled Westin.
Re: West End 1.0
We need more housing in that area and more infill on surface lots.

The SpringHill Suites on Lamar has been acquired by NewcrestImage, the developer/owner of the AC Hotel/Residence Inn downtown and Hampton Inn & Suites downtown. NewcrestImage wants to renovate the 148 room hotel.

I don't really know what was happening here, but perhaps the curb is being removed and it's being turned into more of a ramp (to match the ramp on the other side of the road)?

Thank you to David Blewett, Dallas City Council D14 for advocating for this welcomed and much needed improvement.
Actually, it looks like my question has been answered already. I've biked through this alley once or twice, so I welcome this change. However, it seems strange given that there isn't really a cross walk here, so it's a bit unsafe to actually use this.

Hopefully David Blewett's response was genuine and there's more than just a ramp, painting some stripes and removing the bollards.
Re: West End 1.0
Interesting, I didn't see that comment earlier. I've always wondered if it was feasible to just shut down this small stretch of McKinney Ave (between Record and Lamar) to pedestrians only.

This will be a great space. I’m hoping it activates development on the small surface lots scattered around the West End.

The building is wedged between Woodall and Continental. They need to do something to get a walking connection to VP and the West End.

Also, very interesting to see the development on that building next to the park. I would expect to see a ton of stuff happening down here soon. Love it!!

Anyone heard anything about the old Spaghetti Warehouse? Walked by today and there were some people looking around it. Saw through an open door that the streetcar is still in the building.
Re: West End 1.0
Would love them to open up the park facing side with food and shops.

Grand opening was this past Friday. Drove by on Sunday afternoon, and saw roughly 20 people hanging there already.

I visited the park yesterday afternoon, what a delight to have a nice park in West End.
The park is awesome and very welcoming. I also think this park will bring in more businesses to West End.

This is from 2019 so not sure if it's still in the works or notlakewoodhobo wrote:West End Hotel Project Tries Playing Nice With Dallas’ Most Historic Parking Garage

Anderson’s client, Irving-based hotel developer Icon Lodging, wants to convert the building into a 120-foot-tall boutique hotel — but the height limit in the West End is 100 feet. Commissioners acknowledged that some buildings at the periphery of the district have slightly exceeded the height limit, but never in the heart of the West End.
The building at 711 Elm Street has no name, because it’s a parking garage — but it was downtown’s first multi-level parking structure when it was erected in 1925 to serve customers of the Sanger Brothers Department Store, making it a historic parking garage.
https://www.virtualbx.com/construction- ... -addition/
The top floor will include a hotel lobby, restaurant and meeting rooms and reaches a height of 108 feet. The addition and renovation will increase the building gross square footage to 98,550 SF.
It will have 39 guest rooms in the upper two levels of the original structure and a total of 115 guest rooms. From a birds-eye view, it will appear to have 10 stories, but there is a basement and sub-level for a total of 12 levels.
Re: West End 1.0
Wow, thinking back on this, it's kind of funny. Only in Dallas would a parking garage be considering "historic" and worth preservation, while dozens of other actually significant buildings get the wrecking ball or blowtorch.
Re: West End 1.0
The West End would take off again if some developer would be bold enough to build a 30 to 40 story building, either a hotel or office/condo/hotel combo. The location has a lot of potential. I'm surprised they have never done this since there were once a lot of restaurants in the area, along with the Kennedy Museum, & proximity to AAC, Aquarium, and Perot Museum.
Re: West End 1.0
Didn't know they replaced Woodway's with a freaking 7-11. Used to go there for lunch a lot.

Re: West End 1.0
This is what I've been saying. Preserve the ground/street level architecture and just use larger setbacks for towers. That way, the "charm" of the area remains and is preserved, as it should be, but we continue to build for all the growth here/coming, as well as you know, stitching the fabric of the urban core together. Increasing population in the West End would be great to see. Obviously, can't just throw whatever wherever, but I agree with the sentiment for an increase in density in the West End.rono3849 wrote:The West End would take off again if some developer would be bold enough to build a 30 to 40 story building, either a hotel or office/condo/hotel combo. Re: West End 1.0
Height does not guaranty success. Quality development does. Many times shorter development can do more good not because its short but because its the right kind of project designed in a way that feeds what the district is missing. Throwing a out of place high rise in the West End is hardly a promise of a better tomorrow. Victory Park had a working W hotel, a fully leased office building, a sizable amount of residential owned and rented and a bustling events arena with a DART station plus retail space and it was still as dead as a doornail. I doubt a 30 story bldg is any more of a guaranty of success than it is along Main Street where you are much freeer to build taller buildings without Historical context to hold you back.rono3849 wrote:The West End would take off again if some developer would be bold enough to build a 30 to 40 story building, either a hotel or office/condo/hotel combo. The success of West End will happen when the small surface lots are developed and the DART station loiterers are addressed.
Re: West End 1.0
I used to work at the Dallas Times Herald back in the 70's & 80's. The loiterers were in that area then. The crime happened on the old DTH parking lot frequently. Female employees were escorted to their cars at the time. The Dallas Police have never had a good handle on the area. That was long before DART as well.R1070 wrote:The success of West End will happen when the small surface lots are developed and the DART station loiterers are addressed.

My friends and I were at the West End this past weekend trying to visit a few of the museums. A lot of people were out and about. Both the JFK and the Museum of Illusions were sold out. I'm surprised more things haven't opened up here. Just add a coffee shop, pub, and a few small boutique shops like Bishop Arts, and it would be such a cool little neighborhood.

This is also DARTS busiest station according to them so much so they will make the CB2 line cross here to make connections with a underground hub. This area has plenty of people moving about at all times but it lacks a few things that make the Bishop Arts pop but the West End just float along.mdg109 wrote:My friends and I were at the West End this past weekend trying to visit a few of the museums. New buildings and/or alterations to existing buildings w/in official West End boundaries can't exceed 100 feet last I knew.
A great reason to get the Field St. District out of the ground not too far away. Everything in the WE is deemed to stay somewhat similar in arch style and restricted in height.

Lots of potential, but the tourist zone perception hurts the WE with the locals, and like VP it’s a little too far west and disconnected from town to get foot traffic.cowboyeagle05 wrote:This is also DARTS busiest station according to them so much so they will make the CB2 line cross here to make connections with a underground hub. Yeah once the shine wore off the West End as Dallas only family friendly-ish urban experience and surrounding cities started building things like Legacy or Firewheel Mall and even revitalizing their older Downtowns the West End lost is clientele. Then all that was left was the lost tourist looking for something safe and fun near their Downtown hotel and that wasn't enough. Any local would happily recommend you take the street car to Bishop Arts over spending a afternoon in the West End.

West End doesn't have a draw anymore. Back in the day, there were big things like planet Hollywood, the countless shops inside the Factory Six03 building and unique eateries.
Also, west end was dying before firewheel and dead by legacy.
I think West Ends future will be community driven. Convert some of that space to residential and build more mixed use.

Re: West End 1.0
Firewheel and Legacy were just current examples but they prove the point that the burbs have been building their own walkable developments for years now that work better for them. To you point about moving the the West End into the future it has been doing better already. Most of the old buildings have mostly been sold and renovated in the last 5 years including Factory Six03 because investors seem to feel confident enough that new amenities and renovations including exterior building restoration are worth the investment. We got new apartments, new park, a new construction office building, and some museums did some work too. Add to that the county just remodeled their entire complex at Dealey Plaza.Tivo_Kenevil wrote:West End doesn't have a draw anymore.
