2000 Ross Ave. is the big mixed-use development with 351 residential units and a 227-room hotel. The 26-story project encompasses an entire city block with frontage on Ross Avenue, Harwood Street, San Jacinto Street, and Olive Street.

Assuming the residential and hotel come eventually, I'm totally fine with this development. The end result will be great, and all they did was expedite the retail and parking garage phases. If we wanted the entire development all at once (residential, retail, garage, and hotel), chances are, we'd still be stuck with an empty surface lot for a little while longer.

A little birdie told me the hotel portion is in the works with a hotel flag that is not currently in the Dallas market.

Funny, I was in New Orleans recently and walked past the Hyatt Centric there. That was the original flag that was associated with this project. Hey, im happier as long as they finish the job. The design was dumbed down considerably from their initial concepts but I've been on this forum long enough to know the difference between concept renderings and actionable cost developed renderings. How many Teslas and Gucci bags can you fit into one rendering...

Southpaw's Grill is now open next to Roti and down the street from 400 Gradi. It's nice to see the 9-to-5 crowd engaging with this new development.

The Royal Blue grocery opened September 22 in the Trammel Crow Center at the Ross and Harwood corner.

I went to 400 Gradi Saturday night and we ate on the patio. The patio was pretty popular both Friday and Saturday night. It was a really pleasant evening and the staff were super attentive and friendly.
Tried out Royal Blue on Ross on Friday night. It was hard to tell it was open since they don't have the neon signage yet. We sat out on the patio for this as well, and as soon as we did a few more people realized it was open and came by. The guy behind the counter said it's really busy during lunch time.

Oh yeah, food was really good. We just got pizzas at 400 Gradi, and everything tasted fresh. We just got cake and coffee at Royal Blue, and both were good as well.

I love how the renderings are trying to make it look very Klyde Warren Park by picturing the property from the museum lawn. Too bad the design is just a glorified cereal box with the JW logo on it. I love the concept of simple design but they still built the most boring looking project in Dallas. Apple does it well, the developer here just built a few gift boxes that are just blah.

As for the design, it won't win any awards but in the context of surrounding beige towers it really does stand out as something positive, especially with so much retail at street level.

Love seeing a JWM Coming to DTD. I think the garage design is actually pretty nice and I’m sure the hotel will have that same modern look which actually is a nice contrast in that location.

Great news! So I know there some concerns that this project would end up being a parking garage only for a while, but I guess we can put those concerns to rest now? I know they still owe us a residential high-rise, but it certainly seems feasible for them to kick that off once the hotel portion is completed (I'm totally pulling this out of my ass, and not basing this on any concrete information).

This is wonderful news for downtown. It's a great location. I took heat on the North Park mall thread for saying it was a bad idea to build it by the mall instead of building it downtown. Guess the actual developers who crunched the numbers came to the same conclusion. This will do well!

I think speculation is that Mandarin Oriental will be opening in the 2999 Turtle Creek development... I actually like this project though. Big week for hotel announcements. JW and Mandarin Oriental now in the game. With Kimpton signing on for the Epic hotel project and Thompson Hotels signing on for 1401 Elm, what flag (if any) do y'all see as likely for the current Uptown Pizza Hut site? St. Regis? Something more down-market (unlikely)?

This was a really cool property in NYC hotel group out of London. Probably Dallas market isn't quite up for this but it was a great fun property.

I was just trying to describe Mendocino Farms to someone the other day, and I think I called it a "Los Angeles Flower Child but more sandwichy." I admittedly love these kinds of upscale fast-casual concepts and am glad to see the urban core embracing them. If Dallas could get a Dig Inn (oh please oh please), I'd never have to leave.

I finally got a chance to check out this new development, and I'm super impressed with the end result. It was quite lively today around lunch time and this immediate area really felt I could have been walking around a bigger and more thriving city.
What's most impressive is a lot of the restaurant space still isn't complete yet, and we haven't even gotten the hotel or apartment that is also a part of this development, so this will significantly better when it's all said and done.
I'm glad this turned out well, and glad to see it seems to popular so far.

Wow, I'm amazed I found this site and post. I had to create an account to post here. I worked on this project placing the rebar and post tension cable. This was the last project I worked on. I did this type of work during and after college for a long time until my body was basically begging me to quit. I moved in to tech sales since about a year ago.
I've worked on other high rise buildings in DFW like Park District, McKinney and Olive, Frost Bank tower in downtown Ft. Worth. The company I worked for did a lot of cool buildings around here.
