That may be true, but there's a storage unit going up near my home that is currently digging 20+ feet underground, so I think the expense and difficulty of building underground in DFW is mostly worth it now, at least for commercial buildings, and it wouldn't surprise me if some new-build single family homes in inner city lots start getting basements in the next decade.it is very difficult and expensive to build parking underground since you hit limestone after going 10 feet underground.

Let me be clear I understand the business side of the argument of underground vs above ground parking but I will always have a distaste for massive parking above ground.

I tried and failed miserably before.
Re: Harwood Int'l District: No.12 Harwood Hotel (20 ST)
Do we know if this hotel will have a flag? I saw someone on the construction fencing mentioning “Swiss”.
Re: Harwood Int'l District: No.12 Harwood Hotel (20 ST)
First thought was Soffitel, but that’s French. Maybe Swissotel??

If so, Swissotel is an Accor brand (company that used to own Motel 6/Studio 6). They only have 1 North American location, in Chicago on Wacker Drive overlooking the Chicago River. Elsewhere: Australia (1), Bosnia-Herzegovina (1), Bulgaria (1 later this year), China (3 now, 1 in 2021), Ecuador (1), Egypt (1 in 2020), Estonia (1), Germany (1), India (1), Indonesia (1 later this year, 1 in 2020), Japan (1), Netherlands (1), Peru (1), Russia (2), Saudi Arabia (2 now, 1 in 2020), Singapore (2), Switzerland (2), Thailand (3), Turkey (4), and United Arab Emirates (2). So if this property is named as a Swissotel, Dallas would be in rare company. As Accor recently acquired the Fairmont brand, Fairmont is already represented in DTD at Akard/Ross, so that hotel would be a sister branded hotel if the upcoming property in Uptown does become a Swissotel.NdoorTX wrote:9B9D6794-3514-4780-BA7E-C5D29A6A4DCD.pngFirst thought was Soffitel, but that’s French. Speaking of the Fairmount, boy do they need to remodel their downtown property or build a new one. It looks so dated, especially compared to the super modern one in Austin.itsjrd1964 wrote:If so, Swissotel is an Accor brand (company that used to own Motel 6/Studio 6). The family that founded Harwood is Swiss.
Re: Harwood Int'l District: No.12 Harwood Hotel (20 ST)
Great idea but I vote for new high profile hotel downtown and let the old buildings get converted to residential. Lots of room for a new Fairmont somewhere else.Matt777 wrote:Speaking of the Fairmount, boy do they need to remodel their downtown property or build a new one. That's ironic. The Fairmont complex was originally designed to be condos. They ran out of money during construction, and the unfinished buildings sat there as massive eyesores on the skyline for three years until Fairmont bought them.Tnexster wrote:Great idea but I vote for new high profile hotel downtown and let the old buildings get converted to residential.
Re: Harwood Int'l District: No.12 Harwood Hotel (20 ST)
Yup. It could actually be an attractive building if they ripped out the 1980's granite base that was added later on, and went back to a 1960's modern design. Paint the structure white, replace the glass windows, add new lighting in the overhangs on each floor, and some plants and splashes of color. Voila, midcentury modern highrise.Hannibal Lecter wrote:That's ironic. The Fairmont complex was originally designed to be condos. Okay, I dig it! So Swexan is basically a combo of the words Swiss & Texan?!

So one year after it's built, the "W" burns out (I swear those fluorescent lights have a wider variation in quality than college football teams) and it's going to be the Sexan Hotel?Okay, I dig it! So Swexan is basically a combo of the words Swiss & Texan?!

To quote a user from the Skyscraperpage Dallas Thread:
Did, did they just shove a plantation house in on the 5th floor?

Yeah, the Gone with the Wind windows seems more random than strategically placed. I assume that's supposed to be our Texas Southern influence...

It's been cached quite well though.

And, the image gets quite large:

But, we gotta talk about this word Swexan. Not so sure about that, but, they've been using it for things since late 2017. They've even gone through a trademark process that I haven't followed-up on any time recently.

Hopefully those horizontal bands don't end up nasty looking like that SMU building on 75.

I dunno about the eyebrow windows. They look very 1990 suburban tract house. Meh. Those chandeliers will be a huge liability during on of our spring wind gusts.
