I forgot which restaurant this is, but the finish it out is really nice (corner of Victory and Museum Way). Once Cinepolis and a few more restaurants open up, I think it's going to feel like West Village 2.0.

I drove by this weekend and it did look really good! This is the new concept by Tristan Simon- the guy that founded concepts like Fireside Pies, The Porch, Hibiscus, Victor Tango's... I believe the photo is going to be his take on a modern Texas Saloon. I'm thinking maybe something similar to The Porch concept?? This corner, along with Mesero across the street is going to bring some energy to the area. I love the way VP is shaping up!

The parking lot in front of The W where the new residential tower has been proposed has been closed off and they have spray painted on the asphalt utility indicators for Oncor, etc. I'm assuming this project is moving forward and construction is imminent.

I would watch the Hillwood site first before the Hines site. Hillwood is ready to go and asked the city for a stay on their application until July. They know how fast/slow the city moves on these things but let's hope they are waiting on an Amazon announcement to make some changes to their buildings square footage.

Word is Hines is shopping for a lead tenant very aggressively. They’re no longer involved in One Victory but obviously have relationships with the people there and they just need somebody large like HaynesBoone or PCB to move to jump-start Victory Place or whatever they’re calling it now.
I walked to Freshii yesterday from OVP and it is FINALLY starting to feel like it’s coming together and gelling down there.

I drove through there yesterday and it was the first time I was like Wow. People were walking around and the mix of shops and restaurants is really creating a good mix. I know it would seem weird, but the Hard Rock would probably do a lot better closer to the AAC in this area. A lot of people don't even know we have a Hard Rock Cafe.

Not sure why people are acting like the good days are over or nearing an end in Dallas ... all of the important data is suggesting the opposite ... instead of a slowdown things are actually picking up ... and strengthening above the already red hot levels we've been seeing:

The reason some believe this cycle is quieting down is that construction has slowed even before Trump put in place those tariffs wildly increasing the cost of construction materials. The city of Dallas alone has seen a drop in new start permits and applications for development despite parciticapting in the solid population growth. The DFW market itself has seen a dip, as well as new inventory, comes on the market. More than a few projects are also sitting around not starting construction in areas that seem like a slam dunk.

I spoke with the lady at the front desk at The 23 and she said construction is wrapping up on the movie theater and should be opening late July/early August.

I am really curious to see how this next generation of restaurants fares in Victory Park. I like the commitment to trying things that are a little bit outside the box.

I like the unconventional offerings. That is what it will take to get the Uptownees to brave a trip across Field St. to come here.
That said, I hope we see a few more conventional offerings for the residents and the AAC crowd. I’d like to see Snuffer’s, Torchy Taco and Flying Fish to name a few.

Dibs at the north end of Victory Park Lane finally has construction in full swing.
I am surprised that nothing is happenening with spaces on the plaza by the arena where some big new restaraunts were announced.

I walked through Victory yesterday and was amazed at how the construction is coming along. Signs are up on Orange Theory and Cinepolis. Any word on when the theater is going to open? The sign looks great and there were lights on inside.

I noticed over the last few days that work has begun in the spot that used to be the steakhouse overlooking the plaza. Also talked to a neighbor of mine this morning who said she was told by a construction worker that Cinepolis is suppose to open on July 15th and was delayed so much because of some internal flooding. Take that all with a grain of salt though.

To be honest that is where the Hardrock Caffe should be. We went last night and the food was excellent. This is going to be a great place for the area - great atmosphere with a rare neighborhood feel. Hard Rock chose the location they did because they wanted the street traffic along Continental and that very active traffic intersection. Until recently most of Victory Park has been deader than a doornail and burying themselves in the AA plaza buildings would not have been a good thing for them. Traditional retailers and restaurants like Hard Rock care about traffic counts not just how cool and area could be one day.
Also if anyone hasn't noticed the Hard Rock Hotel in Las Vegas is being transitioned in a Virgin Hotel Las Vegas so I doubt Dallas will see a Hard Rock hotel anytime soon.

I get that the AA Plaza has been a ghost town for a while now, but I would think the visibility right in front of the AAC would more than make up for it. If I remember correctly, and others might jump in on this, but Hard Rock originally asked for variances to put their signs much higher up on the building so that they could be seen on Woodall Rogers.

Yeah, the assumption is that games drive traffic to businesses near the AAC but the exposure there does little for places like the Hard Rock. Its been proven time and time again in study after study stadiums rarely and almost never drive business to surrounding businesses except for parking revenue and some game day patronage revenue. Hard Rock like many bars can not survive on a few games a year. Of course, then people point out concerts but they also are not around enough. Keep in mind many people associate stadiums like the AAC as traffic snarls and many visitors assume they have this problem more than when they are not there for a ticketed event. So according to many studies people avoid stadiums/arenas when they don't have tickets because of the assumed mess they create before a concert or game. So sure they have concerts and games for some revenue but they need lunch business they need accessible parking or readily available transit to bring in customers the other days a year.
Besides the Hard Rock is a traditional big man business they look at locations based on traffic counts and I guarantee you Continental and Stemmons has better numbers than stuck in the plaza. Also, the Hard Rock probably liked being around House of Blues for the obvious restaurant hub that was working right there. I stand corrected then. For the record, I wasn't trying to say that AAC attendees would visit Hard Rock Cafe before/after games, but I was thinking that just being front and center in front of the AAC, would just let people know that the Hard Rock Cafe does exist. But yeah, I guess if people assume that the area will always be a mess and will likely try and avoid it if they just want to go out for dinner or drinks.

ATL is getting a Hard Rock Hotel near it's downtown sports venues. Perhaps that may be plan in Dallas as well. That small surface lot next to the AAC on Victory across from the proposed new apt tower would be a good location!

It's not noticeable when you first arrive, but after lingering a bit here, you do notice more street life like hotel guests checking out It's Sugar, or people trying out Billy Can Can, people walking their dogs, and your regular runners and joggers. For the first time in a while, I felt excited for VP. Once Cinepolis opens, I can see the retail surrounding the park become more popular. I also like how the Cinepolis block has retail facing Victory Ave.

Yes. They have installed random placements all over the outside of the garage.
