47-st office tower, Houston Chronicle old HQ site

Now that CBD office vacancy has dipped a whole percentage point beneath 20% again, Hines has broken ground this summer on a new high-rise (by some accounts the twelfth it's built from the ground up in downtown Houston).

It will sit at an angle on the 800 block of Texas Avenue near venerable, soon-renovated Jones Hall, and have an event pavilion on that nearest corner, as well as ground floor retail with a mezzanine coworking space to be run by Hines.

Local legal eagles Vinson & Elkins will relocate from a lease in downtown's zebra-striped 1001 Fannin. That lease had been for 450,000 square feet but was whittled by sublease down to 320,000; in Hines' tower their lease will be for 212,000 square feet on the seven highest floors, 41-47.

Hines itself will move its headquarters from Transco (Williams) Tower by the Galleria into about five floors here.

The twelfth-floor amenity deck will sit atop the eleven-level parking podium, so 12+7+5 floors are accounted for and 23 office floors remain to be rented out of the 47 total levels.

Nice looking tower, no shortage of optimism down in Houston.
