Do y’all think that development (hypothetical/future) along 121 will ever rival the impact/level of development along DNT, especially (for example) the Galleria area or Legacy?

Personally, I believe the stretch running from 121 to 75 will be filled with office and mixed use developments. Suburbs are in.
