The neighborhoods really ought to loosen the restrictions a little to allow a larger population. Let much of the single family home real estate get rebuilt as townhomes with twice the population, and some midrises with 10 times the population.

Any of the corporate office deals rumored to be 'circling' Las Colinas, Plano and Frisco should be courted for this stretch.... almost certainly Dallas Midtown will resonate more strongly for a handful of those trendy support service consolidations.

^There's gotta be a way for the eventual rebuild of McKinnon/Harry Hines/Dallas North Tollway that allows Reverchon Park a clear path to Little Mexico, Pike Park and Victory Park AND that returns a natural flow to Turtle Creek into and through the Design District.

...no telling what will happen with the residential portion of this one. The hotel, restaurants and parking is to support the skyscraper, nothing else. Maybe a few years pause on the residential component will turn into a larger residential component.
