I think the HSR project could be an excellent infrastructure project to bring investment back into to Houston after Harvey.

The updates at TCC, FP and Chase will make a difference. I fear the laggards will be B of A and Renaissance, but EMC has become viable and unique and I hope that becomes their draw.

Sam's Club was an incredibly stupid use of such a good site. Now TCC will make 10x the money with a mixed use development. The neighborhood should get a cut of the value they added.

I am hoping once the Ascent is stabilized they move over here--but the neighborhood is more than ready. There are enough attractions to support several more towers.

Deep Ellum is rapidly emerging as the rival to Knox for the best walking neighborhood in Dallas (and since the vibes are so different, both can be best). Easily more bang per block here than McKinney, Lower Greenville or EMC.

But with all this attention, they need to keep it real, that's all.
