Re: Arts District: Flora & Olive Tower
I was wondering about the same thing, especially since the Arts District says they want more residential there. So where would it go? Unless google maps of the area is way off, there are tons of surface parking lots to the southeast and southwest that can still be developed. They have plenty of spa...

Re: Corporate Relocation/Expansions
It is, but cheap rent in newer buildings can be a strong driver of diversification.

Re: Plano: TI Campus Conversion
This place isn't really going to be much of an 'urban village'. The whole site is going to be oriented towards the highway. Most of the parking lots are going to remain as parking lots except for new two parking garages that are adjacent to the single-family housing across Chase Oaks Blvd - creating...

Re: Corporate Relocation/Expansions
http://www.wsj.com/articles/office-pileup-gets-worse-in-houston-1478619658 Article about Houston development and not Dallas, but I hope it doesn't foretell a future slowdown for Dallas. After all, Houston and Dallas are sister cities in that they both offer more or less the same business environment...

Re: North Dallas: FOURTEEN555
Where is this going to be located? Old Ewing Chevrolet doesn't mean anything to me - and the address I'm getting is a large lot with Spring Valley to the south and a tiny street called Landmark Blvd to the north, which is not really 'near' the intersection of the DNT and 635. I believe a division of...

Re: Deep Ellum 1.0
I don't know how significant this is. In my experience, hostels are generally used by international travelers Since it takes the city of Dallas from zero hostels to one, I'd say pretty significant. Irving has one but not Dallas? What's up with that? And I think it opens up a cool area to not just i...

Re: Arts District: Flora & Olive Tower
So it will be built on the parking lot on the backside of Museum Tower, and across the street to the south the Nasher Sculpture Garden and the Meyerson Symphony Center on the north side. And the Belo Mansion across the street to the south east. Possibly one of the best locations in downtown Dallas s...

Re: DART: Expansion
Surely it cannot be the pro-subway camp's argument that demolishing a parking garage will strangle downtown development. Why not? I think using the power of eminent domain to destroy recent private investment is problematic, even if the current use is against what I personally feel would be the bes...

Re: DART: Expansion
D2 above ground was a bad idea because every route considered either bulldozed existing property or seriously constrained property currently under construction or being redeveloped. Bulldozing existing property for a rail line would constrain downtown development.

Re: Texas Rangers Stadium in Arlington
For a suburban-esque stadium with parking? Where? Only about 4% of the land in the city is empty, and much of it has already been spoken for.

Re: Texas Rangers Stadium in Arlington
Does Dallas become a legitimate contender, or will the Rangers be lured by Frisco or Plano? Plano/Allen/Richardson doesn't have the space without bulldozing a neighborhood. Frisco/The Colony, Grand Prairie or Irving seem like the outsider choices with Dallas or Ft Worth being the lead choices. Howe...

Re: Fair Park
The reality is there is NO programing at Fair Park on a regular basis -- hence no reason for anyone to go. The State Fair seems to me is a scapegoat for the park department not creating any programing. Beyond that, I've not seen anything saying that State Fair has contractual requirements for parki...

Re: Las Colinas/North Irving Development
I have eaten at Pollo twice now and to be honest I can't see myself going back soon. I think the spices are pretty unique (curry mustard, some others instead of generic tex-mex salsas like all the rest), but other than that it's a bit too close to a Taco Cabana clone. Not sure why it needed to be a...

Re: DART Generated $7 Billion In TOD
I'm surprised we haven't seen the Parker road station turned into some TOD.
I've not seen any interest in building anything around that area and I follow the area pretty closely - the field next to BestBuy has been for sale since I moved to the Dallas area 16 years ago.

I don't see how the bus service can't be redone using the existing budget (or a minor increase for some new buses and drivers), but I don't know much about their plans.

Re: Dallas Area Rapid Transit
Not sure I agree it's a win. The only reason this was contentious to begin with is because DART was ready to basically pay $1b of their own money for the Cotton Belt and $400m for D2 with mostly Fed money. The only thing that has changed after this vote is now they are now willing to pay $1.2b for t...

Collin Creek Mall
The city of Plano is funding a study to consider daylighting Spring Creek on the east side of Collin Creek Mall's parking lot. Two proposals will be studied -one to just daylight the creek and a second to include some ponds or something more like an 'amenity zone'. I'm guessing this is the start of ...

Re: Fair Park
Now that we know what kind of revenue the fair generates, is it easier to determine whether or not the State Fair should stay in Fair Park? No not really, because they have stated in the past they don't actually count(or don't share those counts) guests coming into the door, so the 2.4m is either a...
