I'm ignorant and don't live in Dallas anymore, but can someone explain the reasoning in delaying the demo of the entire mall. Isn't it cheaper to front the demolition costs than to cover the property taxes of the mall until a 1/1,000 deal gets inked?

The AC looks great! Love that quasi Mid Century facade. I agree. Too bad the Modera apartments look like crap! What a bland design. Looks like an accountant drew a design on a paper napkin and handed it off to the builders. Shame. Seems like Modera has actually had some cool designs in other cities...

I would say the fins definitely help this building a bit.

Not every building in a city is going to be a show-stopper. Still looks better than the Richards-Group building.

This is the crux of Dallas. The amount of retail packed in to my 5 story block in Munich is probably equivalent to half a square mile of coverage in Dallas.

Hmm, bugs me to think about what will become of the Farmers Market when it is just one shed and completely built out with Copy/Paste 5 level sticks. This area should really focus on bringing retail in to retain some of aspect of being an actual "Farmers Market".

Not the most exciting project in the CBD but certainly not the most obvious lost I would have seen turned.

Imagine, 10 or 15 more lots turned in to mid-rise projects like this. It would at a few thousand more people in and around the CBD and enrich the urban fabric from block to block.

Am I the only one who hopes the Sugar Building stays? It's a nice building and it forces the developers to be creative with the plot of land. Wall-to-wall sites are rare in Dallas and I hope they can make it work.

Thankfully these rendings came out a week before April 1st. A new 70 story tower in Downtown would be amazing, and solidify that all the small steps that have been improving the neighborhood have been working.

I personally would still prefer to see a Starbucks go on the other side of the street, at Williams Square. It would really liven up both sides of the Boulevard and provide much more of a city atmosphere.
