Re: North Dallas: Galleria
Hopefully Piedmont and the mall owner will coordinate their plans going forward. Coordination and planning between the different owners over the years is never mentioned in these articles. Long term success for both depends on it. A dying or vibrant mall would obviously affect the office property va...

Re: Cityplace East: ACS/Xerox redevelopment
That’s an impressive development if it all gets built. The DMN correction to $2.5B for the whole thing seems high for what’s shown. Seems more in the range of $1.5 to $2.0B. Regardless, this is much better than the TC development.

Re: Uptown Dallas:Trammell Crow Tower
Hard to know. Built in the early 80s, the Infomart is an exception to TC’s usual conservative design. Perhaps it needed a wow factor to attract the type of tenants (not the usual office, etc) it was designed for at the time. Back then economics weren’t the ultimate driving factor they are today.

Re: Uptown Dallas:Trammell Crow Tower
Trulucks could be just posturing. Obviously there is some price that would entice them to relocate. Probably provisions in their lease agreement that allow it. Otherwise why would TC waste their time?

Re: Uptown Dallas:Trammell Crow Tower
If TC buys this property, hopefully they’ll do something special. TC’s reputation is pretty conservative. The Park District is nice but with that location was expecting more..

Nope. At the time NM was in the nearby Prestonwood mall.

Re: North Dallas: Galleria
Definitely aware of the challenges of the office ownership on the east side walling off access to the mall, but that can’t be an excuse. In a previous post I suggested that UBS buy the office properties and recombine into one like it used to be under Hines in the 80s and 90s. Improvements can be mad...

Re: North Dallas: Galleria
Interesting stuff, but still don’t see increased pedestrian access to the east and north where there needs to be.

Re: North Dallas: Galleria
Yes and Belk never seemed to a good fit at the Galleria in the first place... The insider rumors mentioned above for possible changes to the mall all make some sense but probably complicated to execute. Trademark was hired 18 months ago to plan changes with no announcements since, which likely means...

Re: I-345
My original post suggesting “trenching” I345 (like US 75 to the north, not tunneling!) being the only viable option in a future rebuild drew some good conversation. To clear things up trenching this highway doesn’t preclude trenching I30 (realistic) or I35 (unrealistic). I30 probably would be on the...

Re: I-345
Trench 345 with thru lanes only in the trench, local and DT access at surface, deck park possibilities in several locations.. seems like the only viable option

Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt
Hillwood is a very conservative developer and not likely to risk going tall or trouble with a mixed-use tower. They’ll have to sell this parcel to someone else for either to happen.

Think the “max height” has more to do with zoning.

Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt
Mr. Perot: Prove your naysayers wrong. Think big and outside the box. Build it tall (tallest in the Southwest) and build it right (vibrant at the base..). Buy the Oncor building next door and extend the synergy east closer to Klyde Warren park. Makes your property and plans worth even more. Thank yo...

Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt
Lots of talk here about building a super tall vs street level attractiveness. Why do the two have to be mutually exclusive? Seems like a tall building (mixed use hopefully) with more people gives more possibilities for something vibrant at street level.
