Seeing this go up without the Sam’s Club is very telling. So many others can do mixed use in an urban setting— Kroger, Tom Thumb, Whole Foods and Central Market. But Walmart could only envision a strip center that captured 10% of the value of this site, and nothing else. So they walked away from it.

Looks like the dirt work is going north all the way to Continental and to the foot of the Ronald Kirk Bridge Park. Access to the park will be a nice amenity for the residents.

Great project, but the article says Columbus was attracted to the site because of the planned Trinity River Park. Did I miss the memo? I have not heard of any efforts to make that happen in the near term.

Portman has announced those two residential towers just down Ross at the old Spire site. Ross is drawing interest and capital, so I wouldn’t rule this tower out yet.

The application says residential. Maybe that info was already in the mix, but a 40-45 residential tower is pretty aggressive I think. The walkable amenities in this spot are very limited. The Park looks to be nearly done. The reconstruction of Pearl Street along side of it seems to be the pacing item for completion, and that work looks to be behind schedule. So I wonder if they will make their December opening date.
